They say time flies when you are having fun. Fifteen years ago today I joined Long & Foster Real Estate and never looked back! How lucky I am to have learned (and continue to learn) from the best.

YESSSSS!  It feels amazeballs when our buyer’s offer is accepted during this wild real estate market.  One of our awesome first-time homebuyers just went under contract and we are still riding high!

Here’s what it takes to win:

🏆If you aren’t buying with cash, get your financing locked and loaded with a local lender.  This is massively important. Sellers want to know that prospective buyers are solid.

🏆 Have a professional and savvy Realtor represent you who knows the local market inside and out, who is connected with other agents in the field, and who also knows what it takes to make a competitive offer.  

🏆 Be flexible.  With fewer homes on the market, buyers have to be willing to prioritize what they want and need in a home. 

🏆 Practice patience and grace.  One of my dearest clients taught me this valuable lesson just as the market was heating up. Buyers are going to have to kiss a few frogs before finding a home where their offer is accepted.

Typically, we leave paint, flooring and other cosmetic changes to the next happy buyer if your home is a little dated. However, we do counsel our sellers to make sure the “big ticket” items are in good working order.  Major issues with HVAC, roof, plumbing, or electrical can scare away even the most confident buyer in this market.  And if you need a recommendation for which contractors to use – we can help you with that, too.
