🏡 Just Sold! 🏡

A huge congratulations to my first-time home buyers on the purchase of their very own home!

After living in base housing for long enough, they were ready to put down roots and find a place to call their own. This beautifully updated 3-bedroom, 2-bath home was the perfect fit, with a HUGE yard ( a real find in Hampton Roads).

Buying your first home is a major milestone, and it's always rewarding to help families take that next step. While every transaction has its unique challenges, seeing buyers reach the closing table and start this new chapter makes it all worthwhile.

The first full weekend of June is here, temperatures are headed into the 90s, and the Oceanfront is packed with the annual North American Sand Soccer Championships. ⚽🏖️

While the beach is great on a hot day, I'll be trading the crowds for the woods and heading out on a camping trip with friends for the weekend. Hopefully the fish are biting and the mosquitoes are not.

I’ve been a little quiet on social media lately, but that’s b/c things have been BUSY!

Last week alone, we had THREE homes go under contract in the same day, helped first-time buyers from out of state purchase their new home (congratulations to them!) , and have been running full speed ever since handling inspections, scheduling, paperwork, negotiations, and all the behind-the-scenes details that help get transactions to the finish line.

I’ve also been busy out showing homes while trying to steal a few moments over Memorial Day weekend to slow down, enjoy the unofficial start of Summer and remember those who served.

Even when things get quiet on ye olde socials, please know we’re still hard at work helping buyers and sellers navigate the process every single day.

April’s REIN numbers are in 🌷🏡

• Active listings up 8.67%
• Pending sales up 2.36%
• Median sales price up 5.69% to $369,900
• New construction sales up 17.41%

What does this mean in plain English?

For buyers:
Closing cost assistance and breathing room to actually THINK before writing an offer has returned. The market is active, there is some competition but most of my buyer's are finding their perfect house in one or two days of showings.

For sellers:
Strategy matters.

Yesterday I said a Realtor is more than a door opener.

Today, let’s expand on that.

Opening the door is easy… except when the lockbox is jammed & I’m out there in 95° heat fighting it like it owes me money. Funny how they always jam on the hottest or wettest days.😫

But getting inside isn’t the hardest part—knowing what you’re walking into is.

That’s where experience shows up—and where who you choose as your Realtor really matters.
It shows up in the details, the negotiation, and the ability to tell you when to move forward (and how)… or when to walk away.
