Labor Day weekend is just about here and I have done some googling so you don't have to! There is plenty to do around town including lots of live music, food and the last of the Summer's fireworks. The dogs will be happy😂

Here is a short list of some stuff to check out- If I missed a good event, drop it in the comments below!

🎶 **FREE Oceanfront Concert Series** (Friday-Sunday)
Live music at the 17th, 24th & 31st Street stages with everything from country and bluegrass to rock and pop. Bring a beach chair or blanket and enjoy an evening by the ocean. Concerts begin at **7:30 PM**.

🏄‍♀️ **Super Girl Surf Festival**
Watch world-class surfers, enjoy free fitness classes, live music, vendors and family-friendly activities along the oceanfront all weekend. There are 22 concerts which are free but you need to register in advance to get. You can go to their website to sign up.

🎆 **Fireworks at the Oceanfront**
Cap off your evening with fireworks at **10:00 PM** Friday, Saturday and Sunday, visible from much of the boardwalk. It's the final fireworks weekend of the summer!

🎷And if you forgot to sign up for a show at the Surfer Girl Festive, there is always the Live! on Atlantic series that offers free nightly street performers, musicians, magicians, and entertainers all along Atlantic Avenue. It's fun even if you don't attend the headlining concerts.

🏡 Home Prep Series: Part 5

Happy Friday! Your home is looking great. Today we're going to focus on one of the easiest things you can do to help the next owner.

📚 **Gather your manuals.**

Take a few minutes to collect the owner's manuals for anything that helps explain how your home works.

This might include:

✔️ Garage door opener
✔️ Kitchen appliances
✔️ Washer & dryer
✔️ HVAC system and thermostat (some of those thermostats seem to require a degree to operate!)
✔️ Sprinkler system
✔️ Pool equipment
✔️ Security system
✔️ Water softener or filtration system
✔️ Anything else that came with the home

Place everything in a binder or a nice basket and leave it somewhere easy to find.

While you're at it, include a simple information sheet with things like:

📅 Trash and recycling pickup days
⚡ Utility providers
🌱 Lawn or pest service information
🔑 Any helpful notes about the home that would make life a little easier for the next owner.

This doesn't cost a thing, but it shows you've taken the time to organize information about the home. It also gives the home inspector and the future homeowner one convenient place to find answers instead of hunting through drawers looking for paperwork.

Moving is stressful enough. Anything you can do to make the transition a little smoother is time well spent.

Your house is clean. Your yard looks great. Now let's make buyers feel at home the moment they walk through the door.

💡 **First things first... replace every burnt-out light bulb.**

Remember when we checked the outside lights? Now it's time to do the same indoors. Walk through every room and make sure every light fixture works.

Even during the day, **turn on the lights before every showing.**

Have table or floor lamps? Turn those on too. Warm lighting makes a home feel more inviting and helps brighten darker corners.

Now, let's talk about something buyers notice immediately...

👃 **Smell.**

It can be tempting to plug in air fresheners throughout the house, but try to resist.

A truly clean home usually smells just fine on its own.

If you love a plug-in or scented warmer, keep it to **one**. When buyers walk into a house filled with fragrances, they often start wondering, *"What smell are they trying to cover up?"* Heavy scents can also be overwhelming for buyers with allergies or sensitivities.

Fresh, bright, and clean will almost always beat "Mountain Meadow Explosion."

The goal isn't to make your home smell like a candle store. It's to make it feel clean, comfortable, and well cared for.

You've tackled the inside. Now it's time to step outside.🌱

Remember, buyers start forming an opinion **before they ever walk through the front door.**

Here's your weekend to-do list:

🌱 **Mow the lawn.**
Pull weeds, edge the sidewalks, and freshen up the mulch if it needs it.

🌸 **Skip the fake flowers.**
If you can't commit to watering real ones, don't bother. A clean landscape always looks better than a porch full of sad, wilted plants or faded artificial flowers.

✂️ **Trim back anything touching the house.**
Trees, shrubs, vines... if it's brushing against the siding or roof, cut it back. Bonus tip: Appraisers often call for vegetation to be removed from off the home, so getting ahead of it can save time later.

💡 **Check every exterior light.**
Replace burned-out bulbs and make sure fixtures are clean.

🕸️ **Knock down spider webs.**
Take five minutes to walk around the house with a broom. Clear away webs, leaves, and other debris from porches, windows, entryways, and eaves.

🪑 **Keep décor simple.**
A welcome mat, a seasonal wreath, or a tasteful flag is plenty. Too many decorations can make the space feel cluttered instead of inviting.

The goal isn't to have the fanciest yard on the block. It's to show buyers that the home has been **well cared for** from the moment they pull into the driveway.

A little curb appeal goes a long way. Bonus points if you have time/energy to powerhouse the driveway or patios.

🏡 Home Prep Series: Part 2

Yesterday we decluttered. Today, it’s time to make the house **shine**.

This is the deep-clean day. The goal is simple: make the home feel fresh, cared for, and ready for buyers to walk in.

A few places that are easy to overlook:

✔️ **Wash blankets, curtains, and pet beds.** Soft surfaces hold onto dust, dander, and odors more than you realize.

✔️ **Wipe down baseboards.** Buyers may not consciously notice clean baseboards, but they absolutely notice when they’re dusty.

✔️ **Clean the ceiling fans.** Those little dust collectors will tell a story for you if you aren’t careful. 😬

✔️ **Clean out the refrigerator.** Toss expired food, wipe down the shelves, and give the inside a good once-over.

✔️ **Change the air filters.** This should already be part of regular home maintenance, but now is definitely the time to put in fresh ones.

✔️ **Run cleaner through the dishwasher, washing machine, and garbage disposal.** These are easy places for odors and buildup to hide.

And of course, hit the basics too: floors, bathrooms, mirrors, windows, counters, cabinet fronts, doors, and anything else buyers are likely to see or touch.

You don’t need your home to look like nobody lives there. You just want it to look like it’s been **well cared for**.

Selling a home? Let's assume you already took the first step and hired me to list, market and negotiate your home and now it's time wow buyer's. All week I will be sharing tips so make sure you keep checking back!

**Today's task: Grab a trash bag.**

Seriously. Walk through your home one room at a time with a garbage bag in hand and FILL THAT BAG.

🗑️ Toss the things you know you're not going to move anyway:

* Expired pantry items
* Old toiletries
* Broken gadgets
* Worn-out cleaning supplies
* Random junk that's been hiding in drawers and closets

While you are going through each room and closet filling your bag, declutter too.

Think of it this way: buyers want to picture **their** life in your home, not yours. And helping them do this is actually pretty simple.

A few easy wins:
✔️ Clear off kitchen and bathroom counters. You should have freed up some space in the cabinets with your bag exercise, put anything hanging out on the counters up, up and away. The less 'stuff' to see, the easier it is to see your great home.
✔️ Pack away family photos and personal keepsakes.
✔️ Remove extra knickknacks and décor that make rooms feel crowded. We are going for a clean, blank slate here.
✔️ Store away valuables, important documents, jewelry, and fi****ms before showings begin. Even the most well meaning person can knock over a precious vase or bump a table.

Every item you pack away today is one less thing you'll have to pack when it's time to move. If you end up boxing stuff up, be mindful where you store it. Once the house is under contract, inspectors will want access to the attic and garage, especially around the water heater & electric panel.
