I’ve been a little quiet on social media lately, but that’s b/c things have been BUSY!

Last week alone, we had THREE homes go under contract in the same day, helped first-time buyers from out of state purchase their new home (congratulations to them!) , and have been running full speed ever since handling inspections, scheduling, paperwork, negotiations, and all the behind-the-scenes details that help get transactions to the finish line.

I’ve also been busy out showing homes while trying to steal a few moments over Memorial Day weekend to slow down, enjoy the unofficial start of Summer and remember those who served.

Even when things get quiet on ye olde socials, please know we’re still hard at work helping buyers and sellers navigate the process every single day.

• New construction sales up 17.41%

What does this mean in plain English?

For buyers:
Closing cost assistance and breathing room to actually THINK before writing an offer has returned. The market is active, there is some competition but most of my buyer's are finding their perfect house in one or two days of showings.

For sellers:
Strategy matters.

Today, let’s expand on that.

Opening the door is easy… except when the lockbox is jammed & I’m out there in 95° heat fighting it like it owes me money. Funny how they always jam on the hottest or wettest days.😫

But getting inside isn’t the hardest part—knowing what you’re walking into is.

There’s a new setup where homes can sit in a “Coming Soon” status for up to 10 days before they go fully active.

👉 Right now, there are already 45 homes sitting in Coming Soon status.

Here’s the part that matters:

Big housing news for Virginia homeowners (esp. tiny home lovers!)

Virginia has passed a new bill that will allow many single-family property owners to build Accessory Dwelling Units (ADUs) starting July 1, 2027 with reduced red tape and fees. Think backyard cottages, in-law suites, garage apartments, or detached guest spaces (subject to local rules and approvals).

Why it matters:

• Extra space for family
• Multigenerational living options
• Private guest quarters
• Potential long-term rental income
• Added flexibility and future resale appeal

For homeowners with larger lots, detached garages, or extra yard space, this could create some real opportunities.

One important note: while many people may immediately think short-term rental or Airbnb, existing local short-term rental rules, zoning regulations, HOA restrictions, and permit requirements will still apply.

Not every lot will qualify, and not every use will be approved but this is one of the bigger property-rights and housing flexibility changes Virginia has seen in a while.
