Hampton Roads Real Estate Market Shows Resilience
VIRGINIA BEACH, Va. –

While the real estate market in Hampton Roads remained mostly flat for the month of May when compared to the same month last year, settled sales increased month-over-month by 297 closings, or 13.6%, when comparing May to April.

For the month, settled sales and the median selling price (MSP) increased by less than 2% year-over-year, while pending sales were up 5.9% and active listings were up by 4.5%.

"Locally we’re seeing year-over-year resilience, especially in selling prices," said John
Chandler of Berkshire Hathaway HomeServices RW Towne Property Management and the President
of REIN's Board of Directors for 2026. "Even though buyers had more choices, the additional inventory didn’t negatively impact selling prices, nor did the interest rates.” Chandler said that although some homes were taking longer to sell, the median number of days homes were on the market (18) was down one day when compared to April.

Of the Seven Major Cities in the region, Portsmouth recorded the largest year-over-year increase in the MSP at 5.54% ($290,000). Suffolk was the only city to show a year-over decrease, with the MSP falling 7.88% to $391,500.

Of the smaller cities/counties, the MSP for James City County rose 8.63% ($535,000), while
the MSP for Smithfield and the Isle of Wight fell 6.34% ($418,384).

REIN is the multiple listing service in Hampton Roads and the leading provider of real estate
data for the region, with offices in Virginia Beach, Hampton, and Portsmouth.

May data points from REIN:

● Active residential listings for May totaled 5,512, up from 5,412 in April and up 4.47% from 5,276 in May 2025.

● Pending sales for the month stood at 2,630, up from 2,558 in April, and up 5.96% from 2,482 in May 2025.

● Settled sales totaled 2,485. That’s up from 2,188 in April and up 1.64% from 2,445 in May 2025.

● Median sale price (MSP) of homes sold during the month was $375,000, compared to $369,900 the month prior. The MSP was up $6,100 from $368,900
in May 2025.

● Month’s Supply of Inventory (MSI) for May was 2.60. It was 2.56 in April and 2.59 in May 2025. MSI is a calculation of how many months there would be
homes on the market if no new inventory was added.

● Median days on market (DOM) for the month was 18. It was 19 in April, and also 18 days in May 2025.

● Residential new construction sold via the MLS during the month was 210, compared to 236 in April and 224 in May 2025. This represents only new homes sold via REIN MLS.

Local Real Estate Market Improves Year-Over-Year

VIRGINIA BEACH, Va. – The real estate market in Hampton Roads for March saw across the board increases when compared to the same month last year. Data from the Real Estate Information Network (REIN) shows that settled sales, pending sales, active listings, and the median selling price were all higher than they were in March 2025.

"Homebuyers remained comparatively active last month, which is perhaps not surprising, since mortgage rates were lower than they were last March," said John Chandler of Berkshire Hathaway HomeServices RW Towne Property Management and the President of REIN's Board of Directors for 2026. "Even though active listings were up nearly 5%, inventory remained fairly tight due to the increased buyer activity."

On the Southside, Smithfield/Isle of Wight saw the largest year-over-year increase in settled sales, with 56 closings for a 69.7% jump. Of the large cities, Chesapeake saw closings
increase by 29.3%, climbing from 247 in March 2025 to 318 in March 2026, while sales in Suffolk rose 26.3%, from 118 last March to 149 in March 2026.

On the Peninsula, home sales in James City County increased 40.8% year-over-year, increasing from 71 to 100, while Newport News (-9.4%) and Hampton (-8.8%) saw sales drop.

March data points from REIN:

● Active residential listings for March totaled 4,766, up 4.95% from 4,541 in
March 2025. There were 4,499 active listings in February.
● Pending sales for the month stood at 2,483, up 11.95% from 2,218 in March
2025. Pending sales were 1,988 in February.
● Settled sales totaled 2,137, up 7.06% from 1,996 in March 2025. Settled sales
were 1,600 in February.
● Median sale price (MSP) of homes sold during the month was $360,000. That’s
up 3.75% from $347,000 in March 2025 and up compared to $355,000 in
February.
● Month’s Supply of Inventory (MSI) for March was 2.25. It was 2.23 in March
2025 and 2.14 in February. MSI is a calculation of how many months there would
be homes on the market if no new inventory was added.
● Median days on market (DOM) for the month was 22. It was also 22 in March
2025 and decreased by eight days from 30 in February.
● Residential new construction sold via the MLS during the month was 267 It was 222 in March 2025 and 161 in February. This represents only new homes sold via REIN MLS.

❄️ SNOW & ICE STORM PREP — PLAN FOR THE POWER TO GO OUT ❄️
Hope for the best. Prepare for no heat, no power, and limited access.

🧍‍♀️ PREP FOR YOURSELF & YOUR FAMILY
• Water: 1 gallon per person per day (minimum 3–5 days)
• Shelf-stable food you can eat without cooking
• Manual can opener
• Prescriptions, medical supplies, glasses/contacts
• Flashlights, headlamps, lanterns (avoid candles when possible)
• Extra blankets, sleeping bags, hand warmers
• Charge all phones, battery packs, laptops now
• Keep some cash on hand
• Write down emergency contacts (don’t rely on your phone)

🔥 IF YOU LOSE HEAT
• Close off unused rooms to conserve warmth
• Block drafts with towels or blankets at doors and windows
• Wear layers—base layer, fleece, then outer layer
• Sleep in one room together if needed
• Never use grills, ovens, or propane heaters indoors
• Check carbon monoxide detectors before the storm hits
• Know where your main water shut-off is located in case pipes freeze or burst

⚡ GENERATOR PREP (IF YOU HAVE ONE)
• Test your generator before the storm
• Fill gas cans now—stations may lose power
• Use approved fuel containers only
• Store fuel safely away from living spaces
• Never run generators in garages, porches, or near windows
• Use heavy-duty outdoor-rated extension cords
• Know what you will power and what you won’t—don’t overload it
• Keep extra oil on hand if your generator requires it

🏠 PREP YOUR HOME
• Set thermostat no lower than 55°F
• Let faucets drip slightly (especially on exterior walls)
• Insulate exposed pipes (garage, crawlspace, under sinks)
• Open cabinet doors under sinks to allow warm air in
• Salt walkways and steps before ice forms
• Secure outdoor items and decorations
• Park cars away from trees and power lines

🐾 PREP YOUR PETS
• Bring pets inside—period
• Extra food, water, medications
• Keep collars and ID tags secure
• Protect paws from ice and salt (wipe feet after walks)
• Create a warm, draft-free sleep area
• Have litter/potty options ready if walks are limited

🚗 PREP YOUR VEHICLE
• Fill gas tank completely
• Ice scraper, shovel, blanket, flashlight in car
• Jumper cables and windshield washer fluid rated for freezing temps
• Avoid travel once roads ice over

🤝 FINAL REMINDERS
• Check on elderly neighbors and those who live alone
• Avoid unnecessary travel
• If the power goes out—assume it may be out longer than expected
• Preparation is calm, responsible, and smart

• Have a battery-powered NOAA Weather Radio or portable radio on hand for updates if your phone dies or cell service falters.

• Keep a fire extinguisher accessible and make sure smoke and carbon monoxide detectors are working with fresh batteries. Winter storms raise the risk of accidents with alternate heat sources. 
🧊 Prevent Hypothermia & Frostbite
• Know the signs of frostbite and hypothermia (numbness, pale skin, shivering, confusion). If anyone shows symptoms, get them warm and seek medical care. 
🪟 Weatherproof Your Home Before the Cold Hits
• Add weather stripping or caulking around doors and windows to keep heat inside. 
• Cover windows with plastic sheeting from the inside for extra insulation. 
🌳 Outside Pre-Storm Maintenance
• Trim tree branches near your house and power lines if it’s safe to do so—ice builds up fast and heavy, and falling limbs are a common cause of outages and home damage. 
🚗 Extra Vehicle Prep (Beyond Basics)
• Keep a first-aid kit, basic tool kit, paper maps, and traction aids like sand or kitty litter in your car. 
🥶 Plan for Medical or Mobility Needs
• If someone in your home depends on electricity for medical equipment, have a back-up plan or alternate place to stay where power is assured.

• If a pipe bursts, shutting off the main water quickly can limit damage.
