Price Cuts Hit 1 in 5 Listings
Lately, we’ve seen a real shift: about one in five home listings in Late-Q3 had to reduce their asking price, while less than 6% were taken off the market completely. That tells me most sellers are still committed, but adjusting their expectations as the landscape changes across the country. The 30-year fixed mortgage rate, which started the month in the high 6% range, pushed above 7% by mid-month and kept rising—making every decision a bit more nuanced for buyers and sellers alike.

By the end of Q3, inventory climbed past 1.16 million homes, and the median listing price eased down about 1% month-over-month to $419,300. This gives buyers a little more room to negotiate—though new listings actually slipped 2% to around 395,000 as many folks hesitated, wary of those higher borrowing costs. As someone who’s helped Chesapeake families and newcomers weigh these choices for decades, I see every shift not just as numbers, but as real opportunities and challenges for neighbors at every stage of life. Heading into Early-Q4, the big question is whether steeper discounts and more price cuts will become the norm, potentially making it take longer to sell a home.
