🚨 ANOTHER ONE IN THE 100% CLUB! 🚨

The momentum in our office right now is absolutely unreal, and today we get to celebrate another massive victory! Please join me in giving a huge shoutout to Michael Morrill for officially CAPPING today! 🏆🏡

For our friends and clients outside the industry: hitting your cap is the ultimate real estate milestone. It means Mike has officially met their annual contribution goal to the brokerage and will now take home 100% of their commission for the rest of their anniversary year.

Hitting this goal doesn't happen by accident. It is the direct result of:

Relentless Hustle: Always being available to show that perfect house, even at a moment's notice.

Fierce Advocacy: Negotiating the absolute best deals for their buyers and sellers.

Incredible Resilience: Pushing through the complexities of today's market with a smile and a solution-oriented mindset.

Let’s show Mike some love! Drop a 🔥 or your best congratulations in the comments below! 👇

Before touring homes during or after a divorce, clarify these five decisions:
1. Immediate housing timeline
Do you need a temporary plan, or can you wait until the current home and legal process are clearer?
2. Ownership and authority
Confirm who is on the deed and loan, what the agreement permits, and who can authorize a sale, refinance, repair, or credit. Use your attorney for legal guidance.
3. One-household budget
Build the payment from verified income, debts, support obligations, insurance, taxes, maintenance, and the cash you can use after the settlement—not from the old household budget.
4. Location priorities
Map work, school or parenting schedules, transportation, family support, and the routine you need now.
5. Documentation and lending timing
Ask a lender what income, court orders, support history, asset statements, and sale proceeds can be counted, and when.

Save this for when you need a calmer place to begin.
Send this to someone who needs to see this.

Here is what I would compare before choosing:
1. Lender credit
This may reduce eligible upfront costs, often in exchange for a different rate or loan pricing. Compare the long-term cost, not only the credit.
2. Seller credit
This can cover eligible closing costs, prepaid items, or an approved rate buydown, subject to the contract, loan program, appraisal, and concession limits.
3. Price reduction
It lowers the loan amount, but a $10,000 reduction may create a modest monthly change compared with using the same amount for upfront costs or rate strategy.
4. Cash after closing
Do not assume this is available. Any payment or credit must be disclosed and approved by the lender and closing professionals.
Which one are you choosing?

A beautiful showing can make you picture a completely different life.

But after the open-house music stops and the counters are no longer perfectly clear, the house still has to carry groceries, work calls, laundry, rushed mornings, and the monthly budget.

That is why I like a five-minute fit test: jobs, routes, furniture, privacy, and total cost.

It slows the emotional rush just enough to reveal whether the house supports the life you already have.

Save this for later.

Send it to someone who needs to see this.

Absolutely. I open the door, the inspection resolves itself, the appraisal behaves, the title is flawless, and every negotiation ends with a group hug 😂

Then I put the magic key back in my pocket and head home.

Bathrooms are one of those spaces buyers react to quickly.

They may not say much during the showing, but they are noticing everything.

The lighting. The layout. The smell. The storage. The choices that feel dated, dark, or hard to undo.

And sometimes it is not the expensive stuff that hurts the home.

It is the small details that make buyers think, “How much work is this going to be?”

Before you list, it is worth looking at your bathroom through a buyer’s eyes.

Save this before you start prepping your home to sell.
