🍂 FINALLY… OCTOBER IN HAMPTON ROADS! 🎃

One of my favorite months!! Yes I’m a summer girl but I do love the fall, especially October. The weather is finally cooling down, the humidity is (hopefully 🤣) giving us a break, the mums are bursting with color, pumpkins are everywhere, and the leaves are starting to change. ❤️🍁

You know what that means…

Windows open!!! Pumpkin carving!! And you can take a little longer walk!

October is one of those months when nature practically calls you outside! Grab a pumpkin, wander through a farmers market, take a walk under the changing trees, and enjoy everything fall has to offer.

From Cullipher Farm and Hunt Club Farm, to Historic Greenbrier Farms, the Chesapeake Farmers Market at City Park, and the beautiful East Beach Farmers Market, there are soooo many reasons to get outside and enjoy fall in Hampton Roads.

And yes… we all know Hampton Roads could randomly decide it’s July again next week. 🤣☀️ But for now, especially today (even though it’s like 80 degrees) we’re calling it FALL!

It was a busy weekend of fun and work!! A good balance of chaos! Lol!!
Friday kicked off the weekend with a closing on my friend's daughter's family house!!! Yay for them!! I'm so happy for their sweet family! 🏡🔑🎉
Saturday started with a trip to the Vibe District for their Saturday market with my soon to be daughter in law and a little breakfast at the best bakery Prosperity! If you haven't been you must go try it!🥐
Set up showings for Sundaythen off to Ballywhos to
watch my besties husband band Ready Steady Go 🎼🎤🎸
Sunday up early to show houses 🏡 🔑then a beautiful baby sprinkle for a family friend 🎀💕
Then I met up with the J's as I call them, Jim, Josh and Jordyn to watch our Lions win!!!!! Yay!!🦁🏈
While I was there I wrote an offer on a home and it was accepted!!! Yay for my buyer!!!!🎉🏡
It was a full good weekend!!! What did you do???

FINALLY… THEY FOUND THE ONE! 🏡❤️

For a while, I think my buyers were starting to worry they wouldn’t find their house, that it didn’t even exist. We looked at so many that wouldn’t work. But I kept telling them it would show up, be patient and we were not going to settle!
They needed a home that worked for their busy family of five, in the school district they wanted, with a pool AND enough backyard left for a trampoline. That’s a pretty specific wish list!

And then… there it was. The house that checked ALL the boxes. 🙌

And if we needed any more proof that the house was meant to be, their current home went under contract the SAME DAY we wrote the offer on their new one. Seriously—when does that happen?! Never!!! 😂

Then came inspections, negotiations, appraisal, paperwork…and right in the middle of it all, the school year started. With three little ones and a teacher in the family, there was definitely some chaos! I worked hard to make sure real estate didn’t add to it. I stayed in constant contact, attended the all the appointments and walked beside them through every step so they never had to wonder, “What’s happening now?”

But what makes this closing extra special is how it all started.
A longtime, forever friend reached out and asked me to help her daughter, Cara, and her family. Nicole told me she knew I would be the perfect person to take care of them. ❤️ Talk about making my heart happy.

Cara called, and we started with coffee—her, her husband and me—talking about their goals, what their family needed and creating a plan to get them there.

And Friday, that plan became HOME. 🏡🔑
Now this sweet family has room to spread out, a pool to enjoy, a backyard for those littles, and a home they can grow into where friends and family can get together and life’s milestones will be celebrated.

Friday was the happy ending to this chapter…but really, it was the beginning of the next one. I am just incredibly grateful my friend trusted me with people she loves so much and that I got to play a small part in their story.

Congratulations, Cara and family. You found THE ONE! ❤️🏡🥂

Went to the most beautiful baby sprinkle this past weekend for my client who is really family. Her husband and his family use to go camping with my family when they were kids. Then when it was time for him to buy a home with his gorgeous wife, I was blessed to be the one they called. I have loved watching them turn that house into a home and grow their family. Now, it’s growing again!!! Two precious girls now for Ben!!! I love it!!! 🎀💕🌺
And look at this party in their friend’s back yard!! The weather settled down just in time and of course I’m over here thinking look how much this home and back yard is giving back to its owners, it’s holding a party for them! Home!! A place for memories to be made!! It was perfect! I left with a full heart for sure!! I cannot wait to meet Reeces baby sister!❤️ sqrosser Danielle (Killmeyer) Greenly Samantha Vann

✨ CLOSING DAY!! ✨

This one is extra special. ❤️

A longtime forever friend trusted me by referring her daughter, Cara, and her family to me when they were ready to make a move. After 8 years in their home, their busy family of five had outgrown it — and it was time for more space!

We actually met early, before they were ready to list, and made a plan. Cara and her husband went to work getting their home ready while we kept an eye on a constantly changing market. When the time was right, we put that plan into action.

And today… SOLD! 🎉🏡

Not only did we get their home under contract, it sold for the HIGHEST PRICE EVER IN THE NEIGHBORHOOD! 🙌

And this is one of the things I absolutely love about homeownership. Over those 8 years, they built equity, invested in their home and ultimately let that house work for them. That equity is now helping them move into a larger home that better fits their growing, busy family. ❤️
