If you're thinking about buying this summer, timing matters, but preparation matters even more.

Historically, home price growth tends to slow as we move from June into July and August. That doesn't mean every home gets cheaper, but it can create opportunities for buyers who are ready to act when the right property hits the market.

One of my favorite things about helping people buy homes is seeing what happens years later.

The house they bought becomes the place where birthdays are celebrated, kids grow up, holidays are hosted, and memories are made.

And along the way, they're often building equity too. That's why I don't just see a mortgage as a loan. I see it as helping someone take a step toward their future.

That's why focusing only on the sales price can sometimes be misleading. Understanding the full payment picture helps you make a more confident decision and avoid surprises after closing.
