Asbestos… what is it and why is it important to know about?

Asbestos is a natural mineral that is resistant to heat and corrosion. It was widely used in insulation, automotive parts like brake pads, and building materials like roof and floor tiles.
Breathing in or swallowing asbestos can lead to trapped fibers in the body. Over time, these asbestos fibers can cause inflammation and scarring, leading to severe health conditions, including mesothelioma and lung cancer.

In a recent inspection, we discovered what appeared to be Asbestos Containing Material which was removed and discarded in plastic bags in a basement. This was not a professional remediation effort which now caused a potentially serious health concern to the occupants. Asbestos removal should be done by a professional remediation company where the proper safety precautions are taken to ensure fibers are not released into the air.

We recommended testing to confirm the ACM, proper remediation if a positive test resulted and now air sampling to ensure the property is safe for our clients. This is why inspections are so important!

Is your inspector using infrared imaging? Infrared imaging when used properly can help an inspector find issues that may be hidden to the eye. Also, they help verify temperature differentials, heating and cooling verification and moisture issues.

We’ve taken extra coursework and licensing certifications in order to read infrared imaging properly, to help us provide the most accurate assessment of your investment as possible!

As home inspectors, we often are the part of the transaction that has to deliver unfavorable news to our clients. However, it’s also our job to equip our clients with as much information as possible and help them understand what they can do with this information.

Recently we came across an ITE main electrical panel, and here’s some information about this piece of equipment: ITE panels are no longer in production and replacement parts are not readily available, and if found are expensive. These units use only a thermal type of switch for current overload protection (all newer breakers use both a thermal and magnetic type of actuation for increased safety). These breakers are known to stiffen up when not actuated and will not trip as designed.

Is this case, you’ve got a couple options as a homeowner depending on your budget and acceptable level of risk:

1. Do nothing (equipment was original to the home).

2. Have a licensed electrician do a deeper inspection and test the overload capacity of the circuits to ensure they trip appropriately and haven’t stiffened.

3. Have a licensed electrician replace the main electrical panel with a more modern style of circuit breaker system.
