MYTH: Curb appeal doesn’t matter anymore, especially in a hot market.⁣
TRUTH: Wrong! It does matter. NOW. In this market. ⁣

Here’s why: Homes with high curb appeal sell for an average of 7% more than similar houses with a “blah” exterior. If there are lots of homes on the market, that percentage DOUBLES to 14%.⁣

Bottom line: If you want top dollar for your home, mow the lawn, spread fresh mulch, plant some seasonal color, and power up the pressure washer. ⁣

Oh, and one more thing. If you’re worried about cash flow when you’re prepping your home to sell, you can breathe easy. According to the NAR, 100% of costs related to landscape maintenance and tree care make their way back to your pocket at the time of sale. ⁣

Nothing says “I love you!” like a bit of home maintenance, am I right? If a little pre-spring cleaning is your jam like it is mine, now is the perfect time to get a head start. ⁣

To help, here’s a February home maintenance checklist sure to get your juices flowin’:⁣

Freshen indoor paint on walls, cabinets, doors, and trim.⁣
Clean and reorganize your laundry room, so it’s clutter-free and more efficient.⁣
Clean the air duct that connects the back of your dryer to the outside vents.⁣
Clean the refrigerator condenser coils at the back or on the bottom of the appliance.⁣
Clean the range hood filter and fan.⁣
Clean and degrease kitchen cabinets.⁣
Clean garbage disposal by running it with crushed ice to sharpen, then with baking soda and citrus peels.⁣
Vacuum the box springs and the mattress top and bottom. Rotate or flip the mattress.⁣
Check caulking and grout around sinks, showers, and tubs⁣
Inspect the roof (with a friend’s help holding the ladder) for missing shingles and damaged vent boots.⁣
Check the foundation for cracks that can cause significant issues when spring rains arrive.⁣
Test carbon monoxide and smoke detectors; replace batteries as needed.⁣

Homes with drone footage sell 68% faster than homes without drone footage.⁣
In 2021, the cost of renting increased in 26 states.⁣
The average price of newly listed homes has climbed 32.6% since the beginning of the pandemic in 2020.⁣
The median home price in 2021 was $350,300.⁣
When they sell, the average home seller cashes in 29% of their equity.⁣
FSBO homes tend to sell for less than homes sold with an agent— $217,900 for an FSBO sale and $295,000 for an agent-assisted sale in 2020.⁣

Your walls, doors, and trim are clean and have been painted in the past several years. Bonus points if the walls are neutral shades of gray, white, tan, and beige.⁣
Your home is free of clutter and knick-knacks. Translation? You can open any drawer or closet with no apprehension or grimace.⁣
Your home's major systems (HVAC, plumbing, electrical, roof, and foundation) are in good condition. And the minor issues that need attention are being addressed.⁣
Your outdoor areas are clear, swept, and free of cobwebs, leaves, and nuisance insects. If not, you can knock this out in just a few hours one weekend!⁣

You’re so amped up you can hardly stand it. Why? Today is the final walkthrough of your soon-to-be home sweet home. ⁣

Here’s what you can expect as you take one last look at your home before signing on the dotted line.⁣

The walkthrough is your final opportunity to ensure your new home is in the same or better condition than it was the last time you toured it.⁣
You and your agent will be there to confirm that all your agreed-upon repairs are complete or nearing completion.⁣
Feel free to take notes and photos during the walkthrough to document your home's condition. They may come in handy if you need to follow up with your seller about any last-minute details.⁣
While in the home, test all light fixtures, appliances, garage doors, garbage disposals, and faucets. Run the HVAC to check for warm and cool air.⁣
A thorough inspection of the home's exterior is just as important as the interior, so be sure to walk around the outside.⁣

In all the excitement, don’t rush through your walkthrough. Plan for it to take several hours and listen to your agent’s feedback and recommendations — doing so will help you avoid costly repairs and surprises after you unload the moving truck. ⁣

Clean out your gutters.⁣
