New Changes to Texas Veteran Land Board!

As of Today, 2/9/2025 VLB has increased the loan amount from $150k to $200k and the dual spouse veteran limit from $225k to $275k allowing Texas Veterans to purchase Land at Competitive Interest Rates typically requiring 5% down on tracts of one acre or more.

Also as of January 2026. Eligible Veterans can purchase a home with Veterans Land Board and Veterans Housing Assistance program (VHAP) with a loan up to $832,750. Those with 30% or higher service connected Disability rating may qualify for a discounted interest rate as well!

Everyone is asking "how's the market?"

I think I get this at least once a day.
Its "interesting..." to say the least

Lets dive into it.

Real Estate isn't drastically increasing in sales price like it was a few years back. However, Prices are still holding steady. The median Price of a home in 2020 was $259,950. As of Dec 2025, is $335,000. Nearly 25% increase.

The biggest factor is supply and demand. Yes there's others factors that influence Real Estate too. (insurance, taxes, and inflation to name a few)

We have had a 23.4% increase in inventory YOY from 2024. That means there's more to choose from. More supply=lower prices. Less supply=higher prices.

Back in December of 2020 there were 78,259 active listings. As of Dec 2025 there are 141,920. That is nearly DOUBLE the supply.

Closed transactions have dropped from 389,905 (2020) to 334,839 (2025) Approximately 15%.

If you're looking at selling. You need to have a plan and a REALTOR who is an expert in their field. Listen to them. They're their to help you.

If you're a buyer. There is negotiating room ALOT of the time. Yes sometimes a house will go quick and or above asking price. Seller Concessions, Repairs, Etc. So don't get discouraged.
