If you need 4 bedrooms and a monthly payment that doesn't keep you up at night, the options can feel pretty thin right now.

That's exactly where my China Spring buyers were.

They were moving their family from Alabama (War Eagle!) and wanted a place to finally put down roots.
We talked through every area around Waco.
China Spring won.

Then we started looking.
And the pickings were slim.

So I went straight to the builders.

I called the local new construction reps, got the inside scoop on their incentives, and asked what was about to break ground.

That's how we found it.
4 bedrooms.
A corner lot.
Finishing right on their timeline.

They got to watch it go up from nothing.

Here's how the numbers came together ⤵

✅ VA loan at 5.625%
✅ Closing costs paid
✅ Price negotiated below list
✅ Monthly payment right where they wanted it
✅ $316 back at closing

Now they have room for the kids, room for their 3 pups, and roots in China Spring for a long time.

Never take these 6 things for granted ⬇

Texas gets plenty of credit for the big stuff. These are the ones nobody talks about 👇

1️⃣ Dr Pepper. Created in 1885 at a drug store in Waco, which makes it the oldest major soft drink in America. It beat Coca-Cola to market by a year.

2️⃣ The integrated circuit. Jack Kilby built the first one at Texas Instruments in Dallas in 1958. It won a Nobel Prize and it is inside basically every device you own.

3️⃣ The frozen margarita machine. Mariano Martinez rigged up a soft serve machine in Dallas in 1971. The original is in the Smithsonian.

4️⃣ The ruby red grapefruit. Found on a single tree in the Rio Grande Valley in 1929, and now the official state fruit.

5️⃣ Whole Foods. First store, Austin, 1980, nineteen employees. It changed how the whole country buys groceries.

6️⃣ Fritos. San Antonio, 1932. Every walking taco you have ever eaten owes that man.

Number 3 is the one I bring up at parties and I stand by it.

This is just the short list…

Things we have all quietly normalized in Central Texas 😂

❌ The tornado sirens going off and you finish your coffee before you even look outside
❌ A personal grudge against the grid every August, thermostat still set to 74 like it's a negotiation
❌ Having a specific HEB you will drive past another HEB to get to
❌ "It's not that bad in the shade" at 106 degrees
❌ The same Sly Fox order for four years straight
❌ One weather guy on KCEN and nobody else, no matter what your phone says
❌ A jacket, a swimsuit and an umbrella in the car all through April
❌ Driving 25 minutes to Mi Pueblo when there is perfectly good food four minutes away

If you live here, at least five of those are just a Tuesday.

Fall in Central Texas runs about six weeks behind the rest of the country and nobody warns you.

You spend all of September waiting on a cold front and get 94 degrees and a pumpkin display at HEB instead.

Then mid October finally shows up, the air breaks, and Belton turns into the best version of itself.

This is just the short list ⤵

✅ Mini Moos Farmstand for coffee with highland cows in the background
✅ Miller Springs when the trail finally feels good to walk again
✅ The square in October, when the light goes soft around 6
✅ Friday nights under the lights
✅ Belton Lake before everyone figures out fall is the best season on it

Narrowing this list down to just 5 was incredibly hard…

Things that are absolutely worth the money if you live in Central Texas 👇

✅ A boat day on Belton Lake. Rent the pontoon, pack the cooler, go early. The water is calmest before 10 and the good coves are gone by noon.

✅ The full tray at Miller's. Order for four when there are three of you. The leftovers are the entire point.

✅ A day at Woodhouse. The mood soak and body scrub before the massage, and then do not rush out. The quiet room is the real amenity.

✅ A covered back porch. Not a patio. Covered. You will use it nine months a year and never once regret the money.

✅ A house with one more room than you technically need. That room becomes the office, the guest room, the place someone hides during the holidays, and eventually the reason you did not have to move again.

That last one is the one people skip and then regret about two years in.

I've had more than one client tell me the extra room was the best money they spent, and more than one tell me skipping it is why they are calling me now.

Here's what you need to know…

Putting a house on the MLS is not marketing it.

That's the part that costs sellers real money, and it's almost never the part anyone asks about at a listing appointment.

Here's what actually happens when a home launches well:

✅ It gets prepped before it's photographed, because the first impression happens on a screen, not at the front door
✅ Professional photos and video, not a phone in a hallway
✅ It launches everywhere at once, in every place buyers are actually looking
✅ It goes to my agent network the day it launches, because some of the best buyers are already working with someone
✅ It gets marketed on social, not just posted there. Those are two very different things
✅ And I watch the response. Views, showings and feedback tell us what to adjust and when

The house sells either way.

The difference shows up in how fast, how many people competed for it, and what number ends up on the closing statement.
