Over the last few weeks, the number of BPOs (Broker Price Opinions) being requested by mortgage lenders has exploded. The number of BPOs is usually a direct correlation with foreclosure activity. Expect to see quite a number of foreclosures on the market in the coming months. It's extremely naive to think that the housing market is sustainable under current conditions, with the Fed artificially keeping interest rates low on purpose. Almost 10 years of rampant appreciation, low interest rates, and buyers mortgaged to the hilt won't last forever, no matter what you hear on the national news.

I have been saying for over a year that housing is becoming out of reach for many people in the Waco area. As average home prices have appreciated roughly 40% in the Waco market since 2014, I know that salaries in the area have not risen 40%, or anywhere close, during that same timeframe. Super-low interest rates don't help ease the fire, either. And I won't even mention property taxes, which have risen so much in the last 6 years that many homeowners can't afford them, but a vast majority of homeowners can't or won't sell, because they can't afford what's next, either.

There just isn't enough housing to go around, and prices are rising too fast.
