The April 2026 Waco MSA housing numbers are in, and the spring market is showing a little bit of everything.

A few key takeaways:

Median price: $287,980, up 1.1% from last year
Active listings: up 23.4%
Closed sales: up 9.3%
Months of inventory: 5.4, compared to 4.5 last April

The biggest takeaway? Buyers have more options than they did a year ago, but demand has not disappeared.

For buyers, that may create a little more breathing room.

For sellers, it means pricing, presentation, and strategy are more important than ever.
