Maybe a little good news for the Waco housing market heading into fall? 🏡

We're not ready to say the market has suddenly changed—but August did give us a few encouraging signs.

Median prices were up from last year in both Waco and McLennan County, and closed sales increased too. The one that really caught our attention: Waco closed sales were up 10.3% from last August.

We've also personally noticed a little more activity lately.

That said, this is still a pretty deliberate market. Buyers have choices, they're paying close attention to value, and homes are taking time to sell.

So...better? Yes.

Booming? Definitely not.

We broke down the August numbers and what we're seeing on the ground in our latest market update.

Curious what everyone else thinks—does the market feel like it's picked up at all lately?

Waco home prices were down in July... but before anyone jumps to the conclusion that the market is falling apart, there's a little more to the story. 😊

Median prices were down roughly 7.5% from last July, but the number of homes for sale was down too — and McLennan County actually had more closed sales than it did a year ago.

That's what caught our attention.

There are definitely still buyers out there. They're just being a lot pickier than they were a few years ago. With today's mortgage payments, buyers are looking pretty closely at price, condition and whether a home really feels like a good value.

For sellers, that means pricing it right from the beginning matters. For buyers, it means there's often a little more room to negotiate.

We dug into the July numbers and what we're actually seeing here in Waco in our latest market update.

Should you wait to buy a home?

Many buyers are hoping mortgage rates will come down before making a move. While that's understandable, rates are only one piece of the puzzle.

Waiting can also mean missing out on seller concessions, builder incentives, or the right home for your family. On the other hand, waiting may be the right choice depending on your financial goals.

In our latest blog, we explore the hidden costs many buyers overlook and explain why there's no one-size-fits-all answer.
