Waco home prices were down in July... but before anyone jumps to the conclusion that the market is falling apart, there's a little more to the story. 😊
Median prices were down roughly 7.5% from last July, but the number of homes for sale was down too — and McLennan County actually had more closed sales than it did a year ago.
That's what caught our attention.
There are definitely still buyers out there. They're just being a lot pickier than they were a few years ago. With today's mortgage payments, buyers are looking pretty closely at price, condition and whether a home really feels like a good value.
For sellers, that means pricing it right from the beginning matters. For buyers, it means there's often a little more room to negotiate.
