Homes are selling at 95.9% of list price on average, indicating that while sellers still hold reasonable leverage, buyers are negotiating slightly below asking in many cases. The average days on market has reached 90, suggesting properties are taking longer to move compared to faster markets, yet demand remains consistent. The average sales price sits at $368,043, reflecting continued price stability in the county. Notably, this is the first time in a long period that inventory has fallen below five months, a key threshold often used to define a balanced market. Dropping under that level points to a gradual shift back toward a mild seller-leaning environment, where constrained supply could begin putting upward pressure on prices if buyer demand remains steady.

In the China Spring Independent School District housing market, there are 92 active listings and 17 homes sold in the past 30 days. The average sales price rose to $542,000, though that number is influenced by two sales over $1M. Removing those sales lowers the average by $175,000 to $367,000, showing most activity is in lower price ranges. Homes are taking longer to sell, with 102 average days on market, and 5.4 months of inventory suggests a market that is moving toward balance between buyers and sellers.

Locked it down! 3909 Harrison is headed to close. Despite having to still get some property moved off the land, we are feeling pretty good. My seller has been waiting for long time to get this property moved. Now we continue working it all the way to the table. Congrats to my seller!

It was a great day at EG Realty! With the backdrop of celebrating Jessica and Kirk, and their growing family, I got to once again drag the pit to town and do the thing. It had been far too long since I had been able to do that, and I really enjoyed it. I had some great help with Zaden Wagner, Dakota Anderson, Realtor - EG Realty and John Mann helping deliver the meal. Thanks to all who brought us food to throw on the pit. Great meal and great day spent with friends. Let’s do it again!
