☀️ Let’s talk about solar panels and resale value! 🏡

I know solar energy sounds amazing — who doesn’t want lower electric bills and a greener footprint? But as a realtor who’s dealt with plenty of transactions involving solar panels, I have to be honest… they often create more cons than pros when it comes time to sell. 😬

Many homeowners don’t realize those shiny panels can come with high liens or long-term lease agreements that transfer to the next buyer. That might not sound like a big deal, but when a buyer’s lender sees that added financial obligation, things can get complicated fast. It can delay closings, scare off buyers, or kill deals completely.

Another misconception is that solar automatically boosts your home’s value. In reality, most buyers aren’t willing to pay extra for a system they didn’t choose themselves — especially if it’s still being paid on and those panels also require ongoing maintenance. I recently found out that some warranties are NOT TRANSFERABLE upon sale of home. 💰⚡ 😬
Homes with solar often stay on the market longer and may even sell for less compared to similar homes without panels.

I always tell my clients — think beyond the electric savings. If you plan to stay in your home long-term, solar might make sense. But if there’s a chance you’ll sell in a few years, it’s worth seriously considering the potential resale challenges before signing that solar contract.
