One of the most common questions I get before listing a home is:

“Cate, should I repaint before we sell?”

The answer is usually yes... but probably not the way Pinterest is telling you to.

According to Zillow’s latest paint color research, buyers are gravitating toward homes that feel warm, welcoming, and connected to nature. Sage greens, soft blues, warm greiges, and earthy tones are outperforming the stark whites and cold grays that dominated the last decade.

What buyers still don’t love?

🚫 Bright yellow kitchens
🚫 Fire-engine red bathrooms
🚫 Loud accent walls that only work with your furniture
🚫 Faded front doors that make the entire home feel tired

The goal isn’t to make your home boring.

The goal is to help buyers picture themselves living there.

If you’re thinking about selling in the next 6 to 12 months, summer is the perfect time to tackle the projects that actually move the needle:

✔ Freshen up a worn front door
✔ Touch up trim and baseboards
✔ Repaint heavily personalized rooms
✔ Repair scuffs, nail holes, and chipped paint

I should have saved this home for last.

After touring home after home filled with beautiful finishes, statement lighting, and every shade of white, gray, and black imaginable, I walked into this one and immediately realized I had made a mistake.

Because once you’ve seen a home like this, it’s hard to look at anything else the same way.

In a world obsessed with trends, this home chose character.

It is warm. Traditional. Rich in color. Layered in texture. Thoughtfully designed with details that feel collected rather than copied. The kind of home that reminds you that luxury isn’t about following a formula. It’s about creating a feeling.

The smooth walls stopped me in my tracks. If you know, you know.

The woodwork, the trim, the patterns, the colors, every room had its own personality and purpose. Nothing felt accidental. Nothing felt builder-grade. Every decision seemed intentional, from the way the home embraces natural light to how the outdoors are woven seamlessly into the interior.

As someone who grew up in Virginia, I couldn’t help but notice subtle nods to Colonial architecture and traditional Southern design. There were moments that reminded me of homes you might find tucked into Williamsburg or Yorktown. Timeless. Welcoming. Familiar.

And then there was the functionality.

It’s the one that matters.

The non-negotiables:

✔️ Four-sided fencing with a self-closing, self-latching gate
✔️ A properly rated safety cover or safety net
✔️ Life rings and a reaching pole within arm’s reach
✔️ Swim lessons for every child in the home
✔️ A designated Water Watcher at every gathering

And by designated, I mean one adult whose only job is watching the water.

Not checking texts.
Not visiting with friends.
Not grilling.
Not assuming someone else is paying attention.

One adult. One job. Rotate every 20 minutes.

Because drowning doesn’t look like it does in the movies.

It’s often silent.

One of the greatest gifts this business has given me is the people.⁣

If you’ve been in real estate long enough, you know there are a handful of people who become your first call when things get complicated. The people who can solve problems nobody else can solve. The people who save deals, save sanity, and somehow make you laugh through it all.⁣

And this one? She’s absolutely one of the best of the best.⁣

Not only has she rescued more transactions than I can count with her title expertise, but she has also shared some of the funniest stories I’ve ever experienced in this industry. Behind all of that knowledge is something even more special. A genuinely kind, warm-hearted friend who loves her people fiercely.⁣

She’s the kind of person who would drop everything to help a friend. She pours into her family and her circle without ever asking for recognition. She never asks for thank-yous. She never asks for attention. She simply gives every bit of who she is to the people she loves.⁣

If you’ve noticed I’ve been a little quieter online lately, you’re not wrong.

I’ve spent the last few weeks intentionally focusing on family, community, relationships, and the clients who trust me with some of the biggest decisions of their lives.

The funny thing about real estate is that some of the busiest seasons don’t always make it to social media.

Behind the scenes, May alone was a $2M+ month, I’ve met with incredible buyers and sellers, toured new construction communities, connected with local builders and vendors, and spent time learning even more about the communities I serve throughout Central Texas.

I’ve also been checking out many of the new businesses opening across Waco, Temple, Belton, Salado, and beyond so I can continue being a resource for the people who call this area home.
