As we approach the end of Summer, one thing is for sure. There are more people wanting to sell than in previous years, with new listings setting new records month to month. Home sales continues to stay relatively in line with previous years, meaning that inventory is building. While the average sales price is up, the price per foot is lower for summer sales than in previous years, and while days to sell is higher than past, it has consistently tracked down for the year.

July Stats are in (a little late) and they continue the trend for 2023, with new listings outpacing sales and inventory rising. This can also be seen in the days on market, which is more than double this time last year. That said, price has stayed relatively the same. This month avg price is skewed by a large sale of $4.5 mil. Median sales price is only up 3%, with median price per foot down.

So what's all this mean to you? The number of people wanting to sell is relatively the same compared to previous years, but the demand is down (interest rates high). Sellers are more negotiable, with the average home selling at 96.8% of list price.
