BUT…unexpected twists are a commonplace in the competitive world of real estate. Securing the winning bid for a property isn’t solely about the dollar amount. Several factors play a pivotal role in determining the success of an offer.

Here are four reasons why the highest offer might not clinch the deal:

1️⃣ Lack of pre-approval for a mortgage by the buyers before submitting the offer. Always have a pre-approval letter with your offer.
2️⃣ The presence of an all-cash offer from another party. Cash can be tough to beat
3️⃣ Excessive contingencies attached to the highest offer.
4️⃣ Inflexibility regarding the selling timeline from the buyers’ side.
