Every property is different, and every seller has different goals, resources, and timelines. The right preparation strategy should reflect all of those factors—not a generic checklist.

Before spending money on repairs or updates, it can be helpful to walk through the property with a real estate agent and discuss:

• Whether the likely benefit justifies the cost and effort

Depending on the property and your goals, the right plan might involve:

Not necessarily.

The belief that every buyer must have a 20% down payment can make homeownership feel out of reach before someone has even explored their options.

A 20% down payment may offer certain advantages, but it is not universally required. Depending on the buyer, property, lender, and loan program, financing may be available with a smaller down payment. Some buyers may also qualify for down-payment or closing-cost assistance programs.

The right option depends on factors such as:

• Income and employment
• Credit history
• Existing debts
• Available funds
• Property type and condition
• Purchase price
• Occupancy plans
• Loan and program requirements

A licensed mortgage lender can review your financial information, explain available loan products, estimate potential payments and closing costs, and determine whether you qualify.

🌲 THINKING ABOUT BUYING LAND?

The right questions depend on how you plan to use it.

A parcel that works beautifully for hunting may not meet the requirements for building a home. Land suited for farming may present different considerations than recreational acreage, pasture, woodland or a long-term investment.

Before making an offer, buyers may want to investigate questions such as:

• Does the property have legal and practical access from a public or private road?
• What is the current zoning, and is the intended use permitted?
• Are there building restrictions, setbacks, covenants or recorded easements?
• Are the boundaries established by a recent survey?
• Are electricity, internet or other utilities available—and what might connection cost?
• If building is planned, is there suitable space for a well and septic system?
• Are wetlands, floodplain areas, drainage concerns or other environmental conditions present?
• What are the current property taxes, classifications and any applicable special assessments?
• Will the property qualify for the buyer’s intended financing?
• Do hunting, agricultural, timber, mineral or other rights require additional investigation?

Some answers may be available through the listing information or seller. Others should be independently confirmed through county or township offices, title records, utility providers, lenders, surveyors, soil professionals or other appropriate specialists.

A real estate agent can help you gather available information, identify questions based on your intended use, include appropriate contingencies when instructed and coordinate the due-diligence process—but deciding whether the property truly fits your plans requires careful investigation.

Land can offer privacy, recreation, income potential, room to build or simply a piece of Minnesota to call your own. The best place to begin is with a clear idea of what you want the property to do for you.

🏡 BUYERS: YOU CAN CHOOSE YOUR AGENT

A common misunderstanding in real estate is that when you find a property you want to see, you have to contact the agent whose name appears on the listing. You don’t.

YOU choose the real estate agent and brokerage you want representing you. The property you find does not make that decision for you.

That means when you see a property online, notice a sign, or hear about one through someone you know, you can contact the agent that YOU want to work with and send them the property information.

Rather than starting over with a different agent every time you find a property, you can choose a buyer’s agent to work with you throughout your search and purchase. Depending on the terms of your representation agreement, your agent can help you identify and evaluate properties, gather available information, arrange private showings, prepare and present an offer, negotiate according to your instructions, manage important contract deadlines, and help coordinate the inspection, financing, appraisal, title, and closing processes.

Before beginning that work as your buyer’s representative, you will enter into a written buyer-representation agreement with the agent’s brokerage. This agreement establishes who represents you and explains the services being provided, the length and scope of the relationship, cancellation terms, and how the brokerage will be compensated.

Under Minnesota law, a buyer’s broker owes the buyer fiduciary duties that include:

• Loyalty
• Obedience to lawful instructions
• Disclosure
• Confidentiality
• Reasonable care
• Accounting for money and property received

The listing agent represents the seller unless another relationship is established. If one brokerage represents both the seller and buyer, dual agency may be created. Dual agency requires informed consent and limits the brokerage’s ability to advocate exclusively for either party.

🔍 BUYER FAQ: SHOULD I GET A HOME INSPECTION?

A home inspection can help a buyer learn more about a property before moving forward—but the decision to include, limit, or waive an inspection contingency belongs to the buyer.

Inspection rights are not automatic after an offer is accepted. They depend on what is written in the purchase agreement, including the scope of the contingency, applicable deadlines, and the options available after the inspection.

A general home inspection may provide information about visible and accessible components such as:

• Roofing and exterior conditions
• Foundation and structural components
• Plumbing and electrical systems
• Heating and cooling equipment
• Attics, insulation, and ventilation
• Windows and doors
• Interior conditions
• Signs of moisture or other observable concerns

The inspector’s services are governed by the inspection agreement and the professional’s scope of work.

A general home inspection typically does not:

• Guarantee the property’s condition
• Eliminate all risk
• Reveal every concealed or intermittent problem
• Determine the property’s market value
• Replace an appraisal
• Guarantee future performance of systems or components
• Automatically determine whether something complies with current codes
• Replace specialized evaluations when additional expertise is needed

Depending on the property and concerns involved, a buyer may consider additional evaluations involving a well, septic system, sewer line, chimney, roof, foundation, environmental conditions, pests, electrical components, HVAC equipment, boundaries, or other matters.

After receiving inspection information, the buyer’s available choices depend on the purchase agreement. Those choices might include proceeding, requesting additional information or evaluations, proposing changes, exercising a contractual cancellation right, or taking another action permitted by the agreement.

A real estate agent can explain available inspection-contingency options, prepare the buyer’s offer according to the buyer’s instructions, help monitor contractual deadlines, and coordinate communication. The agent does not perform the inspection or determine the condition of the property.

There is no universal inspection decision that is right for every buyer or every transaction. Before submitting an offer, understand the options, potential benefits, limitations, and risks—and make an informed decision based on the property and your circumstances.
