With nearly 12,000 estimated buyers competing for approximately 7,600 homes, inventory remains the biggest story. That’s good news for homeowners in Suffolk county, but pricing and presentation still determine who gets the strongest results.

An expensive cesspool replacement could come with help you didn’t know existed. 💰

Eligible Suffolk County homeowners may qualify for up to $45,000 in combined county and state grants to replace an existing cesspool or septic system with an advanced nitrogen-reducing system.

Suffolk has streamlined its online application, and documented failing systems receive priority.

Own a home in Mastic, Mastic Beach, Shirley, or elsewhere in Suffolk County? Check your property’s eligibility before budgeting for a replacement.

Funding depends on eligibility and approved costs. Homes connected to sewers or within a proposed sewer area are excluded under the county’s listed requirements. Additional homeowner costs and annual maintenance may apply.

Selling your home? The appraisal process is changing. 🏡🚨

Starting November 2, 2026, appraisals for mortgages delivered to Fannie Mae and Freddie Mac must use a redesigned report that documents a home’s condition, layout, features and improvements in greater detail.

Accurate MLS information, property records, permits, COs and a detailed improvement list could become even more important—especially with the growing use of desktop and hybrid appraisals.

Before listing, make sure your home’s information tells the full and accurate story.
