As a realtor and a consumer, I think a 50 yr mortgage will hurt buyers more than help. I don’t think property values will ever again inflate like they did during COVID, because appraisers won’t allow it, which is good. We all know how slowly the mortgage balance comes down in the first 15-20 years of a mortgage. The only one benefitting from a 50 yr mortgage is the bank, with all that extra interest we’ll be paying. When it comes time to sell, if the property value has not increased, and the loan amount stays the same, many people will be stuck.
The super low mortgage rates raised prices (due to low supply/high demand) and today, those same sellers are in a tough situation if they need to sell, because property values have stabilized, leveled out and even decreased a bit. What’s even worse is those low rates and inflated property values impacted all of us, because everyone’s taxes went up based on the inflated property values.
If I’ve said it once, I’ve said it a zillion times, abnormally low interest rates that stimulate the market are not the answer.
Since I was licensed in 1991, I’ve seen a lot of different kinds of markets. The housing crash of 2008 was brought on by lenders giving home equity loans for over 100% of the value of the home.
The next crash will be because of people buying homes for 120-150% of the real value and then getting foreclosed on because they need to sell but the home is no longer worth what they owe. I can’t tell you how many buyers and sellers I discouraged from buying or selling during 2020-2023. I always do a market analysis before my buyers write an offer and I show them the numbers. To some degree, we have to rely on appraisers to do their job and stick to the comps, but if buyers choose to buy anyway, I do my best to sell their home for a profit, when the time comes. I guess that’s all we can do.
