Whether you’re buying or selling, your agent’s job is to show up, communicate, and advocate for your best interest at every step.

That sounds obvious but a lot of people don’t realize what that looks like in practice until something goes wrong. It means you’re not the one chasing down updates. It shows up as difficult conversations happen early instead of at the closing table. It looks like every promise made verbally gets put in writing.

Real estate transactions have a lot of moving parts and the person guiding you through it should make you feel informed and supported.

If that’s not the experience you’re having, it’s worth having a direct conversation about it sooner rather than later.

One of the simplest things a seller can do to help their showing go well is to not be there for it.

Buyers need to move through a home freely, open drawers, peek in closets, and have honest unfiltered conversations with their agent about what they’re seeing.

None of that happens naturally when the owner is present, even a friendly and well meaning one.

Your agent is there to represent your interests and protect your property during the showing. If leaving feels uncomfortable, that’s a conversation to have with your agent, not a reason to stay.

The goal is an offer and buyers make offers on homes they felt at ease in.

Thinking about listing? DM me and let’s talk through how to set your home up right from the start.

Your agent is telling you to wait but you can’t pay your bills. Whose house is it?

If you need to sell, you need to sell. Only you know your financial situation and if you’ve made the decision to sell, that decision deserves to be respected.

If your current agent won’t list it, find one who will.Your financial wellbeing comes first.

Don’t let anyone talk you out of a decision that’s yours to make.

One of the most overlooked parts of selling a home is what happens between accepting an offer and closing.

Most sellers breathe a sigh of relief when they get an offer accepted and assume the hard part is over.

The inspection period, the appraisal, buyer financing, and the final walkthrough all have the potential to create bumps that need to be navigated carefully.

A buyer can request repairs or credits after the inspection and how you respond to those requests can make or break the deal. Appraisals that come in under the agreed price open up another round of negotiation.

Staying calm, flexible, and solution focused during this stretch is what gets you to the closing table.

Have questions about what to expect once you’re under contract? DM me.

Your agent said you could walk away if it wasn’t a good fit and now they won’t let you out?

Read your contract. Most buyer agreements have a cancellation window and some have clauses that protect the agent if they’ve already shown you homes you’re interested in.

That’s fair.

What’s not fair is someone verbally promising flexibility and then holding you to the fine print when things go sideways.

Going forward, if an agent makes promises about parting ways easily, get it in writing before you sign anything. A good agent who’s confident in their work won’t have a problem with that.

Have questions about buyer or listing agreements? DM me.

A home sale contingency is a common part of a real estate transaction but it needs to be documented properly or it can create real problems.

When a buyer makes an offer contingent on selling their own home, the seller has every right to ask for proof of where things stand. Is the buyer’s home currently listed? Is there an executed offer in place? How far along is the appraisal?

Taking someone’s word for it without documentation is how sellers end up weeks into a transaction only to find out nothing the buyer said was accurate.

A good agent will build verification checkpoints right into the contract so there are no surprises down the line.

If something feels off about a buyer’s story, trust that instinct and ask for paperwork.

Questions about contingencies and how to protect yourself? DM me.

The final walkthrough before closing exists for one reason: to make sure the home is in the condition you agreed to buy it in.

It’s your last chance to confirm that requested repairs were completed, that nothing was damaged during the move out, and that the property is ready for you to take possession.

What some buyers don’t realize is that the contract typically requires you or a personal representative to be present. Your agent shouldn’t do it on your behalf and neither will many inspectors, at least not as a substitute for the walkthrough itself.

Waiving the walkthrough means accepting the property in whatever condition it’s in at closing, surprises included.

Buying out of state and navigating the process from a distance? DM me.

Sellers, when your home is being shown, please leave. 💜

Buyers need to experience your home and it can be difficult with you standing in the kitchen. They want to open drawers, peek in closets, and have an honest conversation with their agent about what they’re seeing. None of that happens naturally when the owner is present.

Your agent is there to watch over your home and protect your interests. That is their job. If you don’t trust them to do it, that’s a conversation worth having before the showings start.

To the buyers currently running into this, you can always ask your agent to request the owner step out. It’s a reasonable ask.

Ever toured a home with the owner hovering? Drop it in the comments.
