Maui reflected improved activity across both single-family homes and condos, with single-family sales rising to 76 transactions while the median price held at $1,356,975. Condo sales also strengthened to 87 transactions as pricing continued to adjust, offering buyers improved value compared to recent years. Still, buyers remained deliberate, with median days on market reaching 149 days, the longest since June 2014, even as increased escrows toward the end of the month suggested renewed interest in well-priced listings.

On Friday, Maui County Council approved Bill 88 which creates new H-3 & H-4 Hotel Zoning that gives some short-term rentals (Minatoya list condos) a path to keep operating even as Bill 9 phases out nearly half of Maui’s vacation rental condos. Maui’s housing market moved at a more deliberate pace in May, with single-family home sales rising 4% year over year to 58 transactions, while the median price held at $1,174,500 (-9% YoY). While closed sales reflect contracts written in prior months, pricing behavior became increasingly notable toward the end of May, with 80 price changes in one week (all but one reductions), representing roughly 5.1% of the active market, signaling continued sensitivity to pricing and buyer expectations heading into summer.
