There are 2 new Ke'Alohilani listings this week with list prices of $1,579,000 and $1,495,000. In addition, there is a listing at the upper end of our community that has been on the market for 2 months with 3 price reductions (now $1,249,000). I'm seeing an increase in the number of price reductions in our Maui market which tells me the market is slowing. The rapid increase in mortgage rates may result in additional slowing (rates are up from ~3% to ~6%). For anyone on the fence about selling, my recommendation is to do it now rather than later when rates are widely anticipated to increase even more. Higher rates mean there will be fewer buyers who can qualify to buy here.
