✅🫣🏡🔨Most buyers don’t realize these problems until after they move in….Most buyers walk into a Maui home and notice the countertops, cabinets, and paint colors.

Smart buyers look at the things that cost REAL money here.

Here’s the checklist I walk my Maui buyers through:



1️⃣ Water Heater 🔧

Check the label for the manufacture date.

On Maui, water heaters usually last 8–12 years because of salt air.

If it’s older, budget about:

$2,000 – $4,000 installed - for a regular tank - some are leaning towards tankless also that ranges from $700–$1,800 approx

That’s a negotiation point.



2️⃣ Electrical Panel ⚡

Ask to see inside the panel.

Watch for:

• Corrosion from salt air

Insurance companies in Hawaii often won’t insure certain panels.

Replacement cost:

$3,000 – $6,000 Approx



3️⃣ Signs of Water or Roof Issues 🌧️

Look at ceilings and walls.

Water stains in Maui often mean:

• Roof wear
• Wind-driven rain
• Flashing issues

Roof repairs can run:

$3,000 – $20,000+

Always ask:

When was the roof last replaced?



4️⃣ Windows and Salt Air 🌊

Check the windows closely.

Salt air causes:

• Rusted hardware
• Sticking windows
• Failed seals

Replacing windows in Hawaii can run:

$10,000 – $30,000+



5️⃣ Plumbing & Water Pressure 🚿

Turn on the shower and flush the toilet.

Weak pressure could mean:

• Old galvanized pipes
• Corrosion buildup

Replumbing can cost:

$8,000 – $20,000



6️⃣ Drainage Around the Home 🌧️

Walk around the property.

The ground should slope away from the house.

On Maui, poor drainage means:

• Moisture under the home
• Mold risk
• Foundation movement

Fixes often cost:

$2,000 – $8,000



7️⃣ Sewer or Septic 🚽

You can’t see it — but you should ask.

Older Maui homes may have:

• Aging sewer lines
• Older septic systems

A sewer scope costs about:

$300 – $600

Repairs can be:

$10,000 – $25,000+

They’re about documents.

Before you fall in love with a property, you should review:
✔️ Reserve Study (Is the building financially healthy?)
✔️ HOA Budget (Are fees likely to increase?)
✔️ Insurance Coverage (Huge issue in Hawaii right now)
✔️ Special Assessments (What’s coming that you don’t see yet?)

These things matter far more than quartz vs. granite.

This is the part most people don’t talk about —
and it’s where I like to stay close to my clients.

Here are a few of the first things I gently recommend after you get the keys, just to help you settle in and protect your new home:

🔑 🏡Start by changing the locks.
Not because anything is wrong — just so you know, with certainty, that your home is truly yours.

📄 File for your homeowner exemption.
Many people don’t realize this can lower your property taxes. It’s one of those small steps that makes a big difference over time.

💧 Locate your main water shut-off now.
Hopefully you’ll never need it — but if you do, you’ll be so glad you already know where it is.

🚿 Swap out things like toilet seats and filters.
It’s a simple way to create a fresh start and make the home feel like your space from day one.

📸 Take photos of everything before you fully move in.
This isn’t about worry — it’s just smart to have a record for insurance and the future.
Then take pictures again once everything’s in place - then update pics semi- annually
📬 Update your address everywhere sooner rather than later.
It keeps life running smoothly while you’re adjusting to a new routine.

🗂 Store your closing documents somewhere safe.
You’ll need them again someday, and future-you will be thankful they’re organized.

Buying a home is more than a transaction.
It’s a transition… and you shouldn’t have to figure it out alone.

For anyone in need of assistance at this time 🙏🏽🙏🏽

Maui Economic Opportunity offers an array of resources for Maui County residents dealing with the impacts of the federal government shutdown, changes to federal program requirements, 2023 wildfire recovery and general housing and utility crises and has been receiving numerous applications and inquiries about assistance programs.

But some of those phone calls and other inquiries are for assistance programs not run by MEO but by other nonprofits and agencies, especially the Supplemental Nutrition Assistance Program or SNAP.
For information about SNAP assistance and food outreach opportunities, go to https://humanservices.hawaii.gov/hawaii-emergency-food-benefit-faqs/.

For those impacted by the federal shutdown, MEO is operating the state-funded Hawai’i Relief Program, which offers housing and utility payments. Maui County families must demonstrate a financial crisis or an episode of need, have at least one dependent child under the age of 18, and meet the income-eligibility guidelines. For more information, go to https://humanservices.hawaii.gov/hawaii-relief-program-faqs-support-for-housing-and-utility-payments/.

MEO’s wildfire relief programs follow:
- Maui Relief TANF Program for families and individuals directly impacted by the wildfires. Housing, vehicle, utility, appliance, clothing and school supply assistance available. For more information, go to https://www.meoinc.org/maui-relief-tanf-program-online-applications-open/.
- Maui Disaster Stabilization Grant, through Hoʻōla iā Mauiakama: Disaster Long-Term Recovery Group, which offers assistance to struggling wildfire survivors. Hawai`i Community Foundation is funding the program with Hoʻōla iā Mauiakama handling case management and MEO, payments. For more information, call a Hoʻōla iā Mauiakama case manager at (260) 271-9501 or go to https://www.mauilongtermrecovery.org/support.

General assistance programs run by MEO:
- Maui County Rental Assistance Program (RAP), which is designed to help individuals and families in Maui County with assistance on rental deposit, utility deposit and rental subsidy on a declining scale based on income and contingent upon the applicant’s circumstances. For more information, go to https://www.meoinc.org/programs-services/community-services/housing-assistance/.
- Hawai’i Home Energy Assistance Program (H-HEAP) provides one-time heating and cooling payments for Maui County residents on the verge of having or who have had their utility service terminated. For more information, go to https://www.meoinc.org/programs-services/community-services/hawaii-home-energy-assistance-program-h-heap/.
- Lāna`i-Grown Food Stimulus Program, which supports Lāna`i residents facing food insecurity. MEO provides food vouchers to purchase locally grown or sourced fresh produce and fruit, edible algae, poi, meat, fish, eggs or honey from the Lāna`i Farmers Market.
