As we are no longer under any mandated covid-19 precautions The Association will be reverting to the rules in place before the pandemic. You should familiarize yourself with the House rules. If you do not have a copy of the house rules and you are an owner, contact Hawaiian Properties to get instructions on how to access Town Square where you can download a copy. If you are a renter please contact your landlord as they are responsible for providing you a copy of the House Rules with your signed lease.

Please pay special attention to sections (o) and (r) as these constitute the major areas of infractions. It is the association’s interpretation of the house rules that reservations for parties do not restrict other residents from using the facilities during the event.

ARTICLE V: POOL / JACUZZI/PLAYGROUND AREAS
1. Pool and whirlpool bath rules
(a) The pool and whirlpool bath and surrounding recreational areas are for the exclusive use of residents and
their visitors between the hours of 9:00 a.m. and 9:00 p.m. Sunday through Thursday and 9:00
a.m. to 10:00 p.m. Friday and Saturday.
(b) Smoking is not permitted in any recreational area.
(c) NO LIFEGUARD ON DUTY- It is strongly suggested that children who lack swimming ability be
closely supervised by an adult while using the pool or whirlpool bath.
(d) Horseplay, running, screaming, or other boisterous conduct is not permitted, nor is any splashing of
water other than that accompanying normal swimming.
(e) Scuba equipment, inner tubes, swimming fins, toys, or other inappropriate equipment shall not be
allowed, however, small children may use small tubes, water wings, or similar safety devices.
(f) No glass or other breakable containers are permitted.
(g) Pool/whirlpool bath users shall dry themselves thoroughly before leaving the area. Personal items must be
removed when leaving the area.
(h) Swimming is not allowed in anything other than proper swimming apparel. Pool pampers shall be
worn by all children who are not toilet trained.
(i) Persons using the pool/whirlpool bath do so at their own risk--the Association, managing agent, RME, or
staff personnel are not responsible for accidents and injuries.
(j) Persons afflicted with an infectious disease, suffering from a cough, cold, sores, or wearing
bandages shall be excluded from bathing in the pool/whirlpool bath.
(k) Spitting, spouting of water, and blowing the nose in the swimming pool/whirlpool bath are prohibited.
(I) Pool/whirlpool bath furniture is for use in the pool/whirlpool bath area only and may not be removed.
(m) Unnecessary noise and loud music are prohibited.
(n) Persons with long hair must tie it back or wear a swimming cap.
(o) The entry gate to the pool/whirlpool bath area must remain closed and locked at all times, even when others
occupy the area. Residents are legally responsible for any unauthorized persons you allow into the
area.
(p) Entry or egress from the pool and whirlpool bath must be made using the steps, ladders, or pool/whirlpool bath
edge. No diving from fixtures, furniture, or structures is allowed.
(q) Repeated violations of these rules may result in indefinite suspension of pool and whirlpool bath
privileges and/or fines per the fine schedule (Article VI. Violations). Both
management and security officers reserve the right to deny the use of the pool and whirlpool bath to anyone
at any time.
(r) Residents may hold parties at the pool/jacuzzi area. Residents wishing to reserve shall make a written
request to the RME two weeks before the date requested. In no instances shall the party extend
beyond normal hours or exceed a maximum of 15 guests. A deposit of $125.00 (check
only) is required when making a reservation. The Association may take all or part of the deposit if
the area is not properly cleaned after use.
(s) Vehicle parking is not permitted on the common area driveway leading up to the swimming pool.

Aloha everyone,

We will have some work done on the water main that serves our association. This is being done by the board of water supply.

I have included a link above to the Board of Water Supply's website that explains the scope of the work. And below is a notice from the company that will be doing the work.

It is reasonable to expect that service may be interrupted at some point. At this point, we do not have any information as to if it will be interrupted or for how long. If we receive any notice of interruption we will post it by the mailboxes as soon as possible.

Aloha Everyone,

Well, it seems we are going to start our repaving project this November. And as such there will be a time when you have to remove your vehicles and park off property for a period of time. We are doing two phases. We will be arranging to transport residents who wish to from Evergreen Terrace to Wikao Street to access their vehicles. Please check the bulletin boards by the mail boxes for more information. As we have more detailed information we will post it on property.

Did you know that if our dumpster lids can not close, West Oahu Aggregate will charge us extra for each dumpster that is overfilled?
Please make sure that your garbage fits into the dumpster and the lid closes completely. If the lid won't close on your garbage please look for another dumpster.

We are getting closer to the Parking Lot repaving. At this point we are hoping for a mid August closure to last less than two weeks. This is subject to change and definitive information will be put out as soon as available.

While we are still in July, it is imperative to inform you that our house rules stipulate that all vehicles on property must have current safety, insurance, and registration. I have put a copy of the relevant sections (section 6) of our house rules below.

Having said that, when we park our cars on the streets HPD may and probably will ticket and/or tow vehicles that are in violation. Please get you vehicles up to date.

3. Common Areas. Parking Areas and Driveways
(e) General parking stall rules..
4) No overnight parking shall be permitted in visitor parking stalls unless a request is made for a parking pass. Parking passes are issued by the RME or on-duty Security Personnel only. Parking passes are only valid for a three (3) day period, but can be reissued for an additional three (3) days upon request, not to exceed 60 total consecutive days. Valid Parking Passes must be in plain view on the dashboard of the vehicle. Vehicles found having an expired parking pass are subject to tow at the vehicle operator or owners expense.
5) Parking passes are not intended for residents to use in order to park a third vehicle. The RME or Security Personnel can refuse requests for parking passes if misuse is suspected. If a visitor is found to be using the parking pass system for more than sixty consecutive days, the Board shall be notified and reserves the right to have the vehicle towed at the owner’s expense. It is the responsibility of the car owner to see that the board is informed of visitors planning to use visitor parking for more than two consecutive months or any two-month period in a given year. The board may grant a waiver to this rule if the car owner’s situation justifies extended parking.
6) Only vehicles in operable condition, with current registration and inspection stickers attached may park on the property.
7) No personal property such as boats, jet skies, trailers, lumber, crates, packing materials, furniture, household goods or any other articles shall be stored in the parking stalls.
8) It is the sole responsibility of the resident to inform their visitors of the parking rules and regulations. Under no circumstances shall the RME or the on-duty Security Personnel be responsible for contacting or notifying residents or visitors regarding parking rule violations.
9) Parking stalls may be rented by owners (and only owners), but for liability and security reasons, the stalls can only be rented to residents of Evergreen Terrace.

We are getting closer to our repaving project. Please pay attention to the mailboxes for more information.

At this point we are hoping to start the project on June 15 and it will last for four to six weeks for the entire property. Areas will be closed and opened in a progressive pattern so that no one area will be closed for the entire time.

Again to remind you that we will be parking our cars on Wikao street and the staff will be using the golf carts to shuttle people back and forth. We have done this before and it worked out well.
