One of the biggest shifts I’m seeing in today’s market isn’t home prices or mortgage rates.
It’s negotiations.
Buyers are negotiating again—and not just on price.
They’re paying attention to deferred maintenance, aging HVAC systems, older roofs, worn carpet, fresh paint, and the overall condition of a home.
Why?
Because buyers don’t just evaluate what a repair costs.
They evaluate what it says.
A well-maintained home creates confidence. A long to-do list creates hesitation.
The market is rewarding preparation again.
Not perfection.
Preparation.
If selling is somewhere on your horizon, now may be the perfect time to start identifying the projects that will matter most when the time comes.
Conversations cost nothing. Lack of clarity usually does.
