Here’s what typically happens next:

✅ Review the report carefully with your Realtor.

✅ Focus on major concerns first, such as roofing, electrical, plumbing, HVAC systems, foundation issues, or safety hazards.

✅ Decide whether to:�• Request repairs from the seller�• Request a credit at settlement �• Accept the home as-is.

As a seller, you have several options:

✅ Agree to all requested repairs.

✅ Agree to some repairs and decline others.

✅ Offer the buyer a credit at closing instead of making repairs.

When preparing your home to sell, make sure you take the following steps:

1. Clean your house including the kitchen cabinets and your closets. Buyers will be looking in these areas to see how much space they have.

2. Consider changing the hardware on your cabinets in the kitchen and bathrooms.

3. If needed, apply a fresh coat of paint. You will be amazed at how a new coat of paint can change the look of your house.

4. Depersonalize your house by removing personal pictures from the walls. You want buyers to visualize themselves in your home instead of you and your family.

🏠3 Factors That Can Impact Your Mortgage Rate!🏠

Mortgage rates have been a bit volatile these last few weeks.

And while it may feel a little nerve-wrecking if you’re planning to buy, that volatility is actually normal when there’s economic uncertainty or global events impacting the market.

It doesn't mean you can’t buy right now. It just means we’re in a moment where rates may bounce around a bit more. And you can’t control that.

But you can set yourself up to get the best rate possible when you buy.

My advice? Focus on what you can control, like your credit score, loan type, and loan term. All three of those impact what rate you’ll ultimately be able to get.

I am so excited for my first time homebuyers. When you have watched someone grow up and witnessed God bless them in so many ways, moments like this are even more special. Home buying should be a fun and an exciting experience and that is what we had. There were times we went out in the snow/ice and we could hardly get to the neighborhoods to view the houses, but it was all a part of the journey. Thank you for trusting me as your Realtor.
