• Get down and dirty by scrubbing those baseboards, trim, doors, walls, and handles.⁣
• Scared to look at those air filters after the long winter? Take a deep breath and swap them out with fresh new ones.⁣
• Clean the blinds slate-by-slate (yes, it’s a PAIN) and wash, or easier yet, dry-clean window treatments.⁣
• Get the grime and slime off kitchen cabinets with a top-to-bottom wipe down.⁣
• Flip mattresses and, while you’re at it, wash ALL your bed linens (mattress pads and pillow shams included).⁣
⁣
Outdoors:⁣
⁣
• Have a look at your gutters and downspouts for winter damage and debris. (You'll def want a buddy to hold the ladder.)⁣
• Inspect wooden decks, railings, windowsills, and steps for damage or rot.⁣
• Pressure wash patios, decks, driveway, and outdoor furniture. (Pressure washing is awesome. Seriously. You’ve gotta try it.)⁣
• Tune-up any lawn maintenance equipment (and send up a prayer that everything will crank)!⁣

Know the difference between an expired listing and a withdrawn listing? Nope? Well, now you do! ⁣

An EXPIRED LISTING is a listing that hasn’t sold by the end of the term stated in the listing contract (sad emoji face) — typically, six months. If this happens — and in our current seller's market it’s hardly happening AT ALL — sellers can re-up and list again or move on to a new agency. ⁣
⁣
A WITHDRAWN LISTING is a listing that’s still for sale but no longer active on the MLS. This usually happens when sellers decide they no longer want to sell their home. Keep in mind these homes may still show up on a search for several days after being withdrawn.⁣
⁣
The GOOD NEWS? You have options when selling your home. I tell all my sellers they’re in the driver’s seat 100%, and it’s my job simply to make the drive as laid-back and enjoyable as possible!⁣

Think the highest offer on a home always wins? Think again. Here are four reasons why a seller may not choose the highest offer:⁣

1. A buyer brings an all-cash offer: A buyer paying cash means there won’t be any financing pitfalls — and sellers LOVE avoiding pitfalls.⁣
2. A buyer can close ASAP: If a seller is antsy to get moving, an offer from a buyer who can close quickly will zoom to the top of the stack.⁣
3. A buyer shares their story. Sometimes buyers want sellers to know exactly why their house is ā€œthe one.ā€ And sometimes, that’s all it takes for a seller to agree — especially if a seller has lived in the home for decades and their move is a sentimental one.⁣
4. A buyer doesn’t ask for contingencies. A common contingency is that a buyer must sell his or her home before buying. Sellers love when an offer is free and clear of cumbersome contingencies totally out of their control.⁣

It’s true — you want to go in with a strong offer price-wise, but that’s not the only thing sellers are looking for. Sellers want an offer that’s competitive, clean, AND close-to-asking price — the closer you can get to all three, the better!
