While breaking what felt like 30 pound chunks of ice off of the roof of my car. I know not everyone clears their car perfectly and honestly most of the time it’s just annoying. But this isn’t loose snow. This stuff is solid ice.

When it starts flying off cars at highway speeds it stops being a nuisance and turns into a potentially deadly situation. Clear your cars and keep your distance from those you see out there who haven’t cleared off their roof.

Just sold in King George. And this one was a beast.

This deal was tied to four other home sales. A full real life domino chain. Five agents, three lenders, three title companies, and more emails, calls, and texts than any normal human should ever send in a lifetime. Most realtors told me I was crazy for trying to pull this off. That’s exactly why I took it on.

This is the side of real estate nobody glamorizes the chaos, the coordination, the “if one domino falls we’re toast” moments. But this is where experience, patience, and a whole lot of stubbornness pay off.

I had a longer drive than usual for settlement today but I don’t mind when I end up in downtown Fredericksburg. It’s beautiful down here and the place we stopped for lunch was pretty incredible. Lots of locally owned businesss down here that are worth making a trip for.
