• Median Price: $877,000 (▼ 2.5% year over year)
• Home Sales: 648 (▲ 2.2%)
• Active Listings: 1,227 (▼ 21.5%)

📈 Market Competition

• Median Days on Market: 12
• Sales to List Price: 100.3%
• Price Reductions: 28.8% of active listings

💡 What this means:

For sellers:
Inventory is still significantly lower than last year, and homes are continuing to sell quickly, often at or above asking price. However, nearly 29% of active listings have reduced their price, which tells us buyers are paying attention to value and presentation. Strategic pricing and thoughtful marketing matter more than ever.

For buyers:
