As your local real estate economist, part of my job is keeping my clients informed of the trends. The market has been slowly shifting towards a more balanced market. Median prices holding steady, with only an average of 16 days on market before going into contract.
Based on the 6 month trend, the Average Sold Price trend and the Median Sold Price trend was "Depreciating".
The Average Days on Market showed a upward trend.
The ratio of Sold Price vs. Original List Price was 98%.

I am told I need to take a deep breathe once in awhile, stop and celebrate my successes. (I do not do any of this well ☺️) I am recognizing we had another fabulous week with 2 homes closing escrow and 2 more listings, one in Orinda, the other in Concord. This week the Federal Reserve announced they'll hold interest rates steady. Buying a home already feels overwhelming for many—and with this news, it might feel even more discouraging.

Rates are a bit lower since hitting 8% in October, but we won't sugarcoat it—still not where many would-be buyers need them to be. Buyers and sellers today are facing a lot of uncertainty, and it can be difficult to know what the right move is.
