CONCORD 94518 MARKET DATA!

This was an interesting one. For the first time that in what I can remember, this is the first time a market has not given me a "Months of Inventory" read. And it is not the only market that I found is displaying this aberration. What do you make of it?

One thing is for sure, though: there are ample opportunities to buy in Concord. Between currently Active Listing, New Listings, and more, Concord is looking like a buyer's paradise.

Smart homes are all the rage. And not the rage exhibited by the smart home in that one Disney Channel movie (for better or worse, I just showed my age).

Buyers in this market are keen on finding homes where there is already some smart technology: smart thermostats, programmable lighting, smart garages, video doorbells, video cameras. Things that can be controlled from the palm of their hands (literally) and give them access to data about their phone when they are not there.

As a discerning buyer, you have to get in the habit of interviewing your lenders and activating multiple lenders to get pre-approved. The lender you have working your file can be make-or-break for your offer and experience in the transaction.

Higher inventory?

That is what the data is saying in the rest of the country. And we may be seeing signs of it in California (although sparingly). What we are seeing is home staying on the market for longer. All this adds up to changing tides and a more buyer-centric market. The leverage in the transaction is slowly shifting.

Last week was a bit busy and I did not get around to knocking out the first module of the Buffini Certified Full Service Professional certification course. But I am recommitting to it this week!

Additionally, I plan to check in on some leads and clients. And focus on making more videos! I have been seeing some amazing feedback and engagement from Reels. Maybe there is something to the data saying Reels perform better. Ha!

One of my favorite neighborhoods and areas in all of Oakland. And it resides in 94619– connecting to my Market Trends post from yesterday. I have always said as a man that was born and raised in Oakland: If there is one area I would retire in and move back to Oakland for, it is Skyline.

As I looked at homes with friends, they were gobsmacked by the amount of $1M+ homes in the Bay Area that are without a backyard. For them– with their amazing doggo, their penchant for hosting gatherings including barbecues, and just a general love of space– the idea of spending so much money and being confined JUST to the inside of their home? Not worth the investment.
