Home sellers be aware!
There is so much chatter about MLS vs “exclusivity” vs private network. However;
AI changes everything!
It’s not hype—it’s accurate.

Portals are moving toward:
• Conversational search
• Aggregated data feeds
Future buyer won’t “go to Zillow”
They’ll say:

“Find me a home…”

And the system will pull from:
• Wherever the data exists

If your listing isn’t broadly distributed: It becomes invisible in that ecosystem.

It’s proven time and again that the MORE eyes that see your home, the larger the buyer pool becomes and the higher the value becomes.
So don’t believe selling by “exclusive network” means it’s better, it may just be an ego thing.
Find an agent who will broadly distribute your listing; MLS, all websites, exclusive sites, community marketing events, paid ads. You WANT more eyes and an agent that controls the process. You want an agent that understands fiduciary duty.

Yes, there are scenarios when your home should be sold privately. It could be a security issue, an illness issue, or anything. Then you need an agent that markets well in the community. But statistics show that your sale price will be lower. You need to know your options.
