DON’T GUT YOUR KITCHEN!
Until You Know the ROI

Comment PLAYBOOK, and I’ll send you my free Home Seller’s Playbook. 👇

Thinking about completing a full kitchen remodel before selling? You may want to reconsider.

According to the 2025 Cost vs. Value Report, a minor kitchen refresh can return approximately 113% nationally—and more than 120% in California. A major upscale remodel may return only about 36 cents for every dollar spent.

Buyers will pay for a kitchen that feels clean, updated, and move-in ready—but they may not reimburse you for expensive custom cabinetry, luxury appliances, or finishes selected around your personal taste.

Instead of gutting the entire kitchen, consider strategic updates such as:

✔️ Painting or replacing cabinet fronts
✔️ Updating hardware and lighting
✔️ Installing fresh countertops
✔️ Adding a clean, modern paint color

The goal is not to build your dream kitchen before moving. It is to make smart improvements that attract buyers, increase marketability, and protect your equity.

Selling in the East Bay and wondering which updates will actually pay off?

Comment PLAYBOOK, and I’ll send you the guide.

🚨 MARTINEZ BUYERS: WHAT IF YOUR FIRST-YEAR RATE STARTED AT 4.625%?

You may have been waiting for interest rates to come down.

What if you didn’t have to wait?

4000 Hiller Lane in Martinez is currently being offered with a special lender-paid FHA 2-1 buydown for qualified buyers — giving you the opportunity to significantly reduce your mortgage payment during your first two years of homeownership.

Here’s the opportunity:

🏡 4000 Hiller Lane, Martinez
Offered at $819,000
4 Bedrooms | 2.5 Bathrooms | Approx. 1,830 Sq. Ft.

YEAR 1: 4.625% interest rate*
Approx. loan payment: $4,063/month

YEAR 2: 5.625% interest rate*
Approx. loan payment: $4,550/month

That’s an estimated $18,098 in payment savings over the first two years, with the buydown covered by JVM Lending.*

And there’s another potential advantage: eligible buyers using JVM Lending may qualify for their Rate Drop Free-fi™ program, which can provide lender credits toward certain refinancing costs if rates fall after you purchase.

DON’T WAIT FOR RATES TO DROP WHILE SOMEONE ELSE BUYS THE HOUSE.

This could be an opportunity to buy now, lower your payments during the first two years, and potentially refinance later if rates improve.

DM me “4.625” and I’ll send you the details and show you how this program could work for you.

How a $620,000 "as-is" offer became an $845,000 sale — without ever lifting a single paintbrush

There's a common misconception in real estate: buyers are scared off by ugly homes.

They're not. They're scared off by risk — the unknown cost of a problem they can't quantify.

Take dry rot as an example. If a buyer's inspector discovers it during escrow, the seller typically pays for it — at that point, with no leverage. But if the seller identifies it beforehand, it becomes a minor, scheduled repair instead of a costly, forced concession.

The party who identifies the issue first controls the outcome.

Before one recent East Bay listing went to market, we identified 3 "Deal Killers" that erode buyer confidence, and 5 "Money Makers" that increase perceived value. The result: a $225,000 swing in final sale price.

I'm Scott Roberts. I work with East Bay homeowners to help them protect and maximize the equity they've built, before their home ever hits the market.

I've compiled all 8 factors, the Deal Killers and the Money Makers, into a free checklist. If you're considering selling in the coming months, feel free to reach out or download it below.

Most people think real estate is just contracts, photos, and putting a sign in the yard…

But sometimes—it looks like me rewiring a rotary phone in a bathroom. ☎️😂

One of my clients had this phone for years. It wasn’t just a fixture… it was part of the home’s story.
And she didn’t want it removed before we sold.

So instead of brushing it off or telling her “it doesn’t matter”…
I rolled up my sleeves and made sure it stayed exactly where it belonged.

Because this job isn’t just about selling homes. It’s about listening, understanding what matters, and doing whatever it takes to honor it.

That’s the difference.

When you work with me, you’re not just getting a real estate agent—
You’re getting someone who shows up for the details most people overlook.

If you need anything… I’m the man for the job.

And if you know someone thinking about making a move, I’d be honored to take care of them the same way.
