🎁 Eager buyers will happily make offers on your place because there’s lower competition and they’re trying to buy themselves a very fancy Christmas present.

🎁 More time for showings. People have more flexible schedules during the holiday season so it’s easier to host showings.

🎁 A less-busy agent. Your agent should always make you feel like a priority, but since they’ll have fewer clients you’ll get the real VIP treatment.

If you're finally feeling those fall vibes, then it's time for your home to look the part, too!

Here are a few of my favorite fall home decor tips:

🍂 Light some autumn scented candles -- I love the Brown Sugar Chestnut from Chesapeake Bay Candle Co.
🍂 Layer up your chairs and couches with cozy throws.
🍂 Swap your linen and cotton summer bedding for flannel sheets and a down blanket.
🍂 Bring on the fall florals. Swap the summer blooms for mums and line your mantel heirloom pumpkins and rich autumn-hued flowers.
🍂 Take the sweaters out of storage! If you have to swap your winter and summer clothes, it's time to take out the sweaters and warmer wear. Even if you don't need it *quite* yet, you'll be glad you did as soon as those chilly mornings arrive.

No matter what season it is, curb appeal is critical to the presentation and sale of your home. If you want to make the best first impression this fall, follow these curb appeal tips:

🏖️Store any items that are "out of season" (even if you're still using them).
🕯️Invest in outdoor lighting since the days are getting shorter. Especially important for the front of your home, so that prospective buyers' first impressions are lighter and brighter.
🍂Add pops of fall colors, like potted mums or a fall wreath. Keep it simple and tasteful, and skip anything that might block your walkway.
💡If you live in a condo, highlight your front door and make your entryway special. Replace hallway light bulbs so that they shine brightly and hang up a fall wreath.
🚪Place a large, welcoming rug in your doorway/entryway. When buyers walk into your house, they will stand on your mat until they decide whether to take off their shoes. You want the rug to feel large enough that they don't feel stuck on a tiny island.

Your home should be aspirational. Think -- dream space to sip apple cider on a fall day and read a book.
