For Buyers: More Power to You ⚖️

Better Rates: Mortgage rates have stabilized (averaging around 6%), making monthly payments more predictable.

Happy New Year! As we kick off 2026, I wanted to share what's happening in our local real estate market and what it means for you.
Interest Rates: A Bright Spot to Start the Year
Mortgage rates have dropped to their lowest levels in 2025! The average 30-year fixed-rate mortgage is now between 6.00% and 6.15%, down from nearly 7% at the start of last year. While still higher than we'd all like, this is encouraging news for buyers heading into the new year.

Buyer's Market or Seller's Market?
Nationally, the market is shifting in favor of buyers and we're seeing that trend here in the East Bay too. Here's what's happening in Walnut Creek, Concord, Hayward, Castro Valley, and surrounding areas:

✅ More inventory – You have more homes to choose from
✅ Less competition – Fewer bidding wars and more room to negotiate
✅ Longer days on market – Homes are taking a bit longer to sell
✅ Price adjustments – More sellers are pricing competitively and offering concessions

That said, well-priced, move in ready homes in great locations are still selling quickly. The market isn't asleep, it's just more balanced than it's been in years.

Hi, I’m Sandra Kamel, a Realtor with Keller Williams, and I’m passionate about helping people navigate one of the most important decisions of their lives.
