This was my reality yesterday. Two reports. Same property. Completely different stories. And suddenly the question is what’s actually true? What do you do when you have two days to submit the offer?

You don’t guess. You verify. We brought in a trusted contractor to take a closer look. Because it’s not about who’s “right”. It’s about what this really means for my buyers. Is it minor? Significant? Something to negotiate or a reason to walk away?

This happens more often than you’d think. In a fast-moving market, it’s not about moving faster. It’s about moving smarter.

Real estate lesson of the day: when in doubt — DISCLOSE.

Most real estate lawsuits don’t happen before closing. They happen after escrow closes, when buyers discover something that could have affected their decision to purchase… and wasn’t disclosed.

Sometimes it’s not funny at all — like a settlement over an undisclosed pool estimate. One “forgotten” quote ended up costing a seller $2 million later on. Transparency matters.

Recent risk management training delivered this reminder in the most unforgettable way: our legal team shared real stories involving… supernatural disclosures. 👻 One property had prior disclosures mentioning a “friendly ghost.” The seller even confirmed its existence — but didn’t bother disclosing it again. The serious legal debate became: what if the ghost doesn’t like the new owners… is that a lawsuit waiting to happen? Thankfully, either the new buyers made friends with the ghost… or the ghost moved out with the seller. Crisis avoided.

And then this happened: during an open house, a neighbor casually told the agent,“I’ll miss the sellers, but I’m not surprised they’re moving… especially after the exorcism failed.” Yes — you read that right! The listing agent followed up, and the seller confirmed an exorcism had indeed been performed. His response? “I’m not leaving the possessed person in the house — I’m taking her with me! Why would I need to disclose that?” Eventually, the seller agreed to disclose.

 Plot twist: the buyers were THRILLED. They said if they had known earlier, they wouldn’t just have written an offer — they would have paid MORE because they planned to open a spiritual experience space there.

✨ Moral of the story: transparency protects everyone — and sometimes even increases value in ways you’d never expect.
