I’ve been seeing a lot more new homes come on the market in recent weeks - double than there had been in previous weeks. This is a good thing for Buyers! More inventory, plz!

Interest rates remain high as we go further into the Spring buying season. They won’t stay this way forever and as we go more into the year, I haven’t seen much of a dip in the Buyer pool as a result. It’s still pretty crazy.

Averages in the Bay Area have fallen over last week, with Buyer demand remaining relatively steady aside from Oakland which saw a major bump.

Interest rates are still remaining high as we go into the Spring buying season. It will be interesting to see what effect the highest rates in 3 years brings!

Averages in the Bay Area have jumped over last week, particularly in Berkeley due to the low number of sales aside from some mansion that went off the books.

Interest rates have made a significant leap since the war in Ukraine began. As a result, I think sales in the week that follows this one will see a dip as some buyers put their home purchase on hold for the moment.

Sometimes a property will come on the market that a buyer cannot get out of their head. It sits on the market for various reasons, maybe goes in and out of contract once or twice, but the whole time your buyer compares it to every other home they see.

“This home is nice, but how do you think it compares to Burr Street?”

“I really like this home, but the view doesn’t compare to Burr.”

“Maybe we should circle back and check in with the listing agent and write an offer on Burr.”

Home buying is a process that can feel rushed at times. You walk through a home once or twice and then commit to making the biggest investment of your life based on very little time in a home. Everything is so competitive that it can feel hard to find the time to really sit and contemplate whether the home is right for you and your family.

This one was refreshing for me and my buyer. He had time to think everything over. He could compare it to other homes on the market, and decide that yes, this is the home for him.

And at the end of the day I was able to negotiate $100k off the purchase price so we all win!!

Averages in the Bay Area have jumped over last week. This can happen when there are more sales which creates a balance in single family home sales and condo/townhouse sales. Last week was particularly light in single family home sales which drew the average sales price down.

Interest rates have ticked down slightly to below 4% in the wake of what is taking place in Ukraine. Average primary home mortgage rates are sitting at 3.89% per Freddie Mac.
