The Arcasa Energy-Smart Down Payment Assistance program is a home financing program that combines an FHA mortgage with a commitment to install solar after closing. According to Arcasa, the value created by the solar component is used to help buyers with upfront home purchase costs.
Key features promoted by Arcasa include:
* Down payment assistance: Up to 3.5% or more of the home’s purchase price may be available for an FHA down payment, closing costs, or in some cases an interest-rate buydown, depending on the loan structure and eligibility.
* FHA financing: The program is designed around a standard FHA mortgage. Arcasa states a 620+ credit score is typically required.
* No income caps: Unlike many traditional down payment assistance programs, Arcasa says there are no income limits for its program.
* One mortgage payment: Arcasa advertises that there is no second lien and no separate down payment assistance loan.
* Solar installation after closing: The solar system is generally installed after you move into the home, with the goal of reducing future electric bills and potentially increasing home value.
