The number one thing most sellers care about is getting the most money for their home.

But timing is a very close second.

Years ago, the big concern was whether their home would sell at all. Today, many sellers are more worried about what happens after it sells.

Will they find the right home?

Will they find it in time?

Can they line up the sale and purchase without feeling rushed or stuck?

That’s why timing is such a huge part of the conversation with buy-sell clients.

The fight over the future of MLSs isn't just about technology, it's about what's best for sellers and buyers.

Anthony Lamacchia says any move that limits listing visibility should raise concerns. His view: sellers deserve maximum exposure, buyers deserve access to all available homes, and industry disputes shouldn't stand in the way.

"If a seller doesn't have access to everybody, and a buyer doesn't have access to all the properties, it's hurting the client." - Anthony

How do you ask for referrals without making it weird ❓

You don’t have to force the ask when you’ve already done the work.

➡️Stay in touch. Keep your clients educated. Share what’s happening in the market. Be the person they trust long after the closing table.

When you consistently show up and take great care of people, referrals start to feel like a natural extension of the relationship, not an awkward favor.

Realtors, your clients are one of the most valuable parts of your business. Don’t forget to nurture them.

Inventory is rising.

But here’s the question nobody is asking…

How high would inventory actually be if thousands of homes weren’t being canceled or temporarily withdrawn from the market?

Massachusetts currently has the highest inventory levels we’ve seen since 2019.

But the real story may be the homes that are disappearing before they ever sell.

We’re digging into the numbers and the trends behind them.

This is a market shift every REALTOR should be paying attention to.

Home sales jumped in May, and many people are going to point to it as a sign that the market suddenly changed.

Not so fast.

A very slow winter across the Northeast, followed by uncertainty in March, delayed a lot of activity.

Many of those buyers and sellers didn’t jump back into the market until April, which means those transactions are now showing up in the May numbers.

Don’t be surprised if sales remain elevated in June and July as the market continues to make up for lost time.

The headline is important.

The reason behind the headline is even more important.

One of the biggest mistakes I made early in my real estate career was being too direct.

A seller would tell me what they wanted for their home and I’d immediately tell them why it wasn’t realistic.

I thought I was saving time.

What I was actually doing was damaging relationships.

Sometimes clients need to experience the market for themselves.

The best agents educate, guide, and advise without making clients feel foolish.

That’s a lesson that has helped me win a lot more business over the years.

Have you ever had a client who needed to see it for themselves before they believed it?

“What do I say when a buyer wants to make a lowball offer?”

Sometimes the answer is… let them.

When homes are priced correctly and competition is strong, buyers often need to experience the market before they truly understand it.

A rejected offer isn’t always a bad thing if it helps them adjust their expectations and make a winning move next time.

One of the biggest mistakes agents make is trying too hard to be liked.

Consumers aren’t looking for another friend.

They’re looking for an expert.

Think about the professionals you trust most. Doctors. Attorneys. Financial advisors.

They speak with confidence because they know what they’re talking about.

The same applies in real estate.

If you want more appointments, stop trying to “nice” your way into them and start positioning yourself as the professional your clients need.

Confidence creates trust.

Trust creates appointments.

Appointments create listings.

What are your thoughts on this? Do you agree?

🏡 Sellers asking about waiting until summer? Here’s the truth they need to hear.

Winter and spring = LOW inventory = LESS competition for your sellers. But by summer? More homes hit the market, AND many spring buyers have already found a home — or gave up and signed another lease.

That means higher inventory + fewer buyers = a harder sell.

Do your sellers a favor: list now, make more money.

Share this with a seller who needs to hear it. 👇
