This will ruffle a few feathers…
But there’s nothing more annoying than getting this message from potential renters, especially when the post was made a few mins ago!
1. I usually assume these are spams or idlers. Apartment hunting is similar to job hunting, it’s a competitive market and landlords and realtors are after the best potential renters, so putting your best foot forward, whether you can afford it, more than afford it or it’s over your budget, it’s a worth having a good first impression.
2. Instead of “Is this available” or “Can I get more information on this place” when the only information missing from the description is the first settlers in the neighborhood and how the property smells.. literally.
Price, requirements, amenities, neighborhood, rules or bylaws are included. Usually when I reply with “Please share any additional questions or clarification you need” .. *Crickets*
3. Needless to say, the people I normally take serious and rent to are people with a brief introduction about themselves / situation.
“Hey! I saw your post and wanted to introduce myself. I’m Karen, currently living in space and looking to move to earth to be closer to work and my kids school. I have two kids, 2 and 99, well behaved and would love to view the property. Can we schedule a time ?
Could even add - “I’m the Earth and Space project manager/coordinator/receptionist/ security guard etc, employed full time/part time.” Quick opportunity to answer some of the questions the realtor or landlord is curious about, and shows you’re serious and not another 100th message asking “IS THIS STILL AVAILABLE?”
Also, please don’t make your introduction a negotiation - “Hey, would you consider $400 less?” Sure, I’ve negotiated with renters, but there’s much that goes into who landlords are likely to drop their price for and who they won’t.
