🌨 Blizzard Conditions Expected — Property Managers & Owners: Here’s What to Watch
With blizzard conditions possible, commercial flat roofs across the Northeast could see rapid snow accumulation, drifting, and ice formation.
Most commercial roofs are designed to handle approximately 20–30 pounds per square foot — but wet snow and ice can exceed that threshold quickly.
During the Storm:
• Avoid unnecessary roof access — prioritize staff safety
• Monitor for creaking or cracking sounds
• Watch for doors/windows suddenly sticking (possible structural shift)
• Check for early interior leaks near roof penetrations
Heavy wind can create uneven drifting, increasing localized load stress.
Immediately After the Storm:
• Prioritize clearing snow around drains first
• Watch for ponding water as melting begins
• Identify ice blocking drainage paths
• Inspect upper floors and mechanical rooms for moisture
Freeze-thaw cycles significantly increase roof load and membrane stress.
Delays can turn manageable snow removal into emergency structural response.
If you’re unsure about conditions on your building, don’t take unnecessary risks.
