There’s an interesting housing statistic that isn’t getting enough attention.

Household formations are currently running at an annual pace of about 1.4 million households.

Why does that matter?

Because every new household eventually needs somewhere to live, and right now, the pace of new household formation is running ahead of the pace of new housing construction.

Builders have pulled back as higher mortgage rates have kept some buyers on the sidelines.

But those buyers haven’t necessarily disappeared.

Many are simply waiting.

If mortgage rates come down and affordability improves, more buyers could re-enter the market at the same time, while the supply of available homes may still be playing catch-up.

That’s the part I think is worth paying attention to.

Lower rates could certainly improve affordability. But if they also bring significantly more buyers into a housing market that remains undersupplied, increased competition could put additional pressure on home prices.

So if you’re waiting to buy solely because you’re hoping for a lower mortgage rate, remember:

The rate is only one part of the equation.

The price you pay for the house matters too.

Rate matters. Strategy matters more.

Getting approved for a mortgage answers one question:

How much can I borrow?

But I think there’s a much more important question:

How much should I borrow?

Those two numbers aren't necessarily the same.

A mortgage approval is based largely on numbers such as income, assets, debts, credit, taxes, insurance, and other financial obligations.

But it doesn't know everything about your life.

It doesn't know that you love to travel.

It doesn't know that you want to continue investing every month.

It doesn't know that you’re planning to have children.

It doesn't know that you want to help pay for college someday.

And it definitely doesn't know how much money you want left over every month to simply enjoy your life.

That’s why I don't think buying a house should begin with:

“What's the most I can qualify for?”

I'd rather start with:

“What do you want your life to look like after you buy the house?”

Then we can work backward and figure out what kind of mortgage and what kind of house fits into that picture.

Because getting approved to buy a house is one thing.

Being comfortable owning it is something entirely different.

Your mortgage may have made perfect sense when you bought your house.

But does it still make sense today?

Maybe your income has changed.

Maybe your family has grown.

Maybe you’ve accumulated equity—but also picked up some higher-interest debt.

Maybe you’re thinking about renovations, college, investing, retirement, or simply keeping more money available for emergencies.

Life changes.

Your financial goals change.

And the strategy surrounding one of your largest assets may need to change with them.

A home is where memories are made.

The house is an asset you own and control.

And the mortgage is simply a tool that may help you leverage that asset for the benefit of you and your family—when it makes sense.

Sometimes the right strategy is to refinance.

Sometimes it’s a home equity loan or HELOC.

And sometimes the smartest move is to leave everything exactly as it is.

The important thing is to review it instead of assuming a decision made years ago is still the best decision today.

Buying a home is exciting!

Getting a mortgage?

Not so much. 😂

People get excited about the neighborhood, the kitchen, the backyard, where the furniture will go…maybe even where the Christmas tree will go.

Then someone says, “Okay, let’s talk about your mortgage.”

And suddenly we’re talking interest rates, loan terms, down payments, closing costs, and paperwork.

Yuck!

But here’s what’s interesting:

You negotiate the price of your house once. You may manage the financing of that house for decades.

How much should you put down?

How much should you borrow?

Should you make extra payments?

Should you keep more money available outside the house?

And what should you do with the mortgage five or ten years from now when your financial situation may look completely different?

The mortgage isn’t just paperwork you complete at closing.

It’s a financial tool you may be managing for years.

Buying a great house to call home is one decision.

Figuring out the smartest way to pay for it is another.

If you’re buying a house, already own one, or simply have questions about whether your mortgage still makes sense for where you are today, I’m always happy to have a conversation.

Sometimes asking the right questions is the best place to start.

Home prices continue to grow, and affordability is showing some improvement.

According to the National Association of REALTORS®, home prices increased in 80% of U.S. metro areas during the second quarter of 2026. The median single-family home price reached $434,900—up 1.5% from one year ago.

For homeowners, rising values may mean more equity and greater net worth.

For buyers, there was some encouraging news. Incomes grew faster than home prices, and mortgage payments consumed a smaller percentage of income than they did one year ago.

This is why I believe we should look at a house differently than we look at a home.

A home is where memories are made. A house is an asset you own and control. The mortgage is the tool that allows you to acquire and leverage that asset for the benefit of you and your family.

Buying a house is a big decision, but managing it as an asset should be an ongoing conversation as your financial goals evolve and life unfolds.
