“You’ve got to have squeaky clean credit to buy a house.” Hands up if you've heard this. Want to know the real talk?

The credit score you need really depends on the type of loan you're after. While a fixed-rate loan will require a score of at least 620, you may qualify for an FHA loan with a score as low as 500. And if you’re active-duty military, you'll be glad to know there’s no minimum credit score requirement at all for VA loans.

Gentle reminder that today’s interest rates are, inching upwards, but they're still historically low! Just take a look at the data from Freddie Mac. You'll see the same trend I did — that rates are getting lower every decade.

Average 30-year rate by decade:

1981: 16.63%
1991: 9.25%
2001: 6.97%
2011: 4.45%
2021: 2.96%

In early June 2022, the average rate for a 30-year mortgage was 5.42%. Sure, higher than we'd like, but not so bad when you look back 50 years.

Buyers, keep your chins up and don't be afraid to go after your homeownership dreams this year. And, of course, let me know if I can help — I’ll be here when you’re ready.

Planning to have a sparkling good time this 4th of July? Here are a few helpful tips to ensure everyone at your house has a blast and stays safe this 4th of July:

1. Don’t wait. Plan ahead if you want a smooth and easy day. Clean, prep food, gather supplies, and set up your seating areas (ideally in the shade!) before the festivities begin.
2. Shop early. The kid-friendly trifecta? Water guns, glow sticks, and popsicles.
3. Bring the festivities inside. Even if you’re hoping to keep guests outdoors, give a nod to the day indoors with a few decorations. Think bathroom, kitchen, and living room. A cool summertime playlist will only add to the mood, too.

Oh, I love it when I'm asked this question—especially in this sizzling market! So sellers, grab a pen and paper, your smartphone, or just your noggin, and let’s crunch some numbers.⁣
Take your selling price and subtract:⁣⁣
1. Mortgage payoff amount (Heads up! This isn’t the same as your last statement balance.)⁣
2. Real estate commissions (Typically 6%; 3% for buyers agent and 3% for your agent.)⁣
3. Costs to stage and prep your home (Budget 1% of selling price.)⁣
4. Seller concessions (Costs you agree to pay to help close a deal; usually 1.5-2% of selling price.)⁣
5. Moving expenses (Plan for 1% of selling price.)⁣

⁣→ All signs point to interest rates growing further in 2022, with the Fed planning hikes after each of its remaining 2022 meetings.⁣
→ Inventory is likely to peak in late summer or early fall. About 64% of prospective home sellers plan to list their properties by the end of August.⁣
