💦 WHEN YOUR CRAWLSPACE COMES WITH AN UNEXPECTED WATER FEATURE! 😂🏠

Well, somebody paid good money to have this crawlspace encapsulated… but apparently the plumbing didn’t get the memo! 🤦‍♂️

Here’s the deal! An encapsulated crawlspace is designed to help control ground moisture and humidity beneath your home. But when plumbing starts leaking, that nice, clean v***r barrier can turn into a collection area for unwanted water! 💧

And here’s why that matters:

💦 Standing water can increase humidity.

🦠 Excess moisture can create conditions favorable for mold growth.

🪵 Prolonged moisture exposure can damage wood framing and subflooring.

Remember, encapsulation helps manage moisture. It doesn’t make your home waterproof!

That’s why we don’t just admire a pretty crawlspace. We inspect what’s happening ABOVE that plastic, too!

MIDDLE GEORGIA REALTORS — HERE’S A NUMBER WORTH KNOWING.

Homes are taking a little longer to sell.

Right now, the median time on market is around 69 days in Bibb County and 61 days in Houston County.

But here’s the important part:

Longer days on market doesn’t automatically mean something is wrong with the house.

Today’s buyers have more choices. They’re taking more time. They’re asking more questions. And sometimes they’re looking at that 60, 70 or 90-day listing thinking…

“Why hasn’t anybody bought this house?”

That’s where we can help educate them.

Instead of assuming something is wrong, get information.

Look at the age of the major systems.
Look at the condition of the home.
Look at the inspection.
Look at the facts.

Sometimes a house that’s been sitting isn’t a house to avoid.
