Yesterday’s price isn’t always today’s price 🏡

One of the biggest challenges I’m seeing right now? Buyers and sellers are still looking at the market through last year’s lens. The reality is, things have changed.

Interest rates have changed what buyers can comfortably afford. Inventory has changed the level of competition. Buyer expectations have shifted. Even pricing strategies that worked a few months ago may not work today. That’s why some homes are sitting while others are selling.

For sellers, pricing based on yesterday’s market can mean more days on the market and less leverage. For buyers, waiting for the “perfect” moment could mean missing out on opportunities that actually make sense right now. Every market has opportunities. The key is understanding what’s happening today, not what happened six months ago.

This photo memory popped up today 🥹

One of the last pictures of our kiddos in our big house before we sold it just two years ago. I remember wondering if we'd miss all the extra space.

Turns out... not at all 😅
What we've learned is that square footage isn't what makes a house the right fit. A floor plan that works for your family is worth so much more. In fact, we've found that we actually gained more functional space in a home with less square footage. Every room gets used, the layout works better for us, and there's a lot less wasted space.

Our current home fits this season of life perfectly! Less space to take care of, less space to clean, and the biggest bonus of all... one-story living 🙌

The memories we made in that house will always be special, but we've never once regretted making the move. Funny how what feels important in one season isn't always what matters most in the next ❤️

Most people think the biggest hurdle to buying a home is the down payment.
Truthfully? That's only part of the story 👀 I can't tell you how many buyers focus so much on saving for their down payment that they forget about everything else that comes with moving into a new home.

Things like:
🏡 Closing costs
🔧 Unexpected repairs or maintenance
🛋️ Furniture and décor
💡 Utility deposits and setup fees
📦 Moving expenses

None of these things are meant to scare you.
They're simply things you should know about before you buy so you can plan ahead and avoid surprises. That’s one of the reasons I spend so much time educating my clients. My job isn't just to help you find a house. It's to help you understand the entire process so you can move forward with confidence.

Before you know it, the Halloween decorations will be out, Christmas music will be playing, and we'll all be wondering where the year went.

A lot of people think homes aren't selling because the market has slowed down. That's only part of the story.

What I'm seeing is that buyers are still buying, but they're being much more selective. They're taking their time, comparing options, and paying close attention to value. Meanwhile, some sellers are pricing their homes based on what they wish the market still was instead of where it actually is today.

That's why some homes are sitting for 60, 90, even 100+ days while others are still selling quickly. In this market, pricing isn't everything... but it's close. If you're thinking about selling and wondering where your home would realistically land in today's market, DM me "VALUE" 🏡

Here’s what a lot of people are missing...
Right now, buyers have something we haven't seen much of in recent years:
✨ More homes to choose from
✨ Less competition
✨ More room to negotiate
✨ More time to make decisions without feeling rushed

When rates eventually come down, that's great... but history shows more buyers usually jump back into the market too. That often means more competition, multiple offers, and less negotiating power.

The question isn't just "What rate can I get?"
It's also "What kind of market do I want to buy in?"
