Another trip around the sun, and I’m feeling incredibly grateful. 🤍

Grateful for another year of life, for my family and friends, for this community I get to call home, and for every person who has trusted me to be a small part of such a big chapter in their lives.

Real estate has introduced me to so many wonderful people over the years, and getting to help families throughout Warner Robins and Middle Georgia buy, sell, invest, and find their place to call home is something I never take for granted. 🏡

Today, though, I’m trading contracts and closings for a little birthday celebrating! 😉🎉

Here’s to another year of blessings, growth, laughter, new memories, and hopefully plenty of SOLD signs along the way. 🥂

September is here, bringing a new month of fun things to do throughout Middle Georgia! 🍁

Throughout the month, I'll be sharing events happening around Warner Robins, Perry, Macon, Byron, Kathleen, Fort Valley, and the surrounding communities. From farmers' markets and fall festivals to live music, family activities, local shopping, food trucks, and community celebrations, there are plenty of ways to get out and enjoy everything our area has to offer.

Of course you want the highest possible price for your home. 🏡💰

But there’s an important difference between pricing a home to maximize your return and simply choosing the highest list price.

When buyers see a home that feels out of step with comparable options, many won’t submit a lower offer and start negotiating. They’ll simply keep scrolling.

And that can cost you something valuable: your listing’s initial momentum.

As days on market begin to add up, a later price reduction can leave buyers wondering, “What’s wrong with it?”—even when absolutely nothing is wrong with the home.

That’s why the better question isn’t:

❌ “How high can we list?”

It’s:

✅ “What price and presentation will give qualified buyers a reason to act?”

The goal is still to get you the best possible outcome. The strategy is making sure price, presentation, and current market conditions work together from day one.

You found a house you want to see… 🏡👀

Then your agent sends you an agreement to sign before the showing. Wait, what? 😅

It can feel like a lot of commitment when you were just planning to walk through a kitchen, check out the backyard, and decide whether your clothes would actually fit in the closet.

Here’s what’s happening:

Before a buyer’s agent takes you on a private home tour, you’ll generally be asked to sign a written buyer agreement. That agreement should clearly explain things like:

🔑 What your agent will do for you
📅 How long you’ll work together
💰 How your agent may be compensated
📝 What happens if you decide to part ways

But signing an agreement does not mean you should sign something you don’t understand. The terms should be discussed with you, and you should feel comfortable asking questions before agreeing to anything.

And yes—you can still attend an open house on your own without first signing a buyer agreement with the agent hosting it. Tour the house. Inspect the pantry. Judge the closet space. Grab the cookie. 😉🍪

The agreement comes into play when an agent begins working with you and arranging private tours.

So, don’t let the paperwork intimidate you—but don’t blindly sign it either. A good agent should be able to walk you through what you’re agreeing to in plain English, including how compensation works.

Buying a home is a big decision—and sometimes the opinions of family and friends can make you question whether you’re really ready. 🏡🤍

Instead of letting outside pressure determine your timeline, try a homebuying readiness test:

1️⃣ Payment
Can you comfortably afford the full monthly housing cost right now without depending on a future raise or a perfect financial month?

2️⃣ Cash After Closing
After your down payment, closing costs, moving expenses, and immediate repairs, will you still have emergency savings available?

3️⃣ Time Horizon
Does the home and location make sense for your foreseeable future, considering the costs that come with buying—and eventually selling?

4️⃣ Risk Tolerance
Do you understand the home’s condition, potential maintenance, and the tradeoffs you’re accepting?

5️⃣ Boundaries
Can you make an offer without abandoning the budget and limits you established before you fell in love with a house?

And when everyone has an opinion about what you should do? You don't have to defend every detail of your decision.

When you’re buying a home, $10,000 in assistance isn’t always worth the same $10,000 depending on how you use it. 🏡💰

Here’s what I’d compare before deciding:

1️⃣ Lender Credit
This may help reduce eligible upfront costs, sometimes in exchange for a different interest rate or loan pricing. Look beyond the immediate savings and compare the potential long-term cost.

2️⃣ Seller Credit
Depending on the transaction and loan program, seller concessions may help with eligible closing costs, prepaid expenses, or an approved rate buydown. Limits and eligibility can vary.

3️⃣ Price Reduction
A lower purchase price sounds like the obvious winner, but a $10,000 reduction may make a smaller difference in your monthly payment than you expect. Sometimes those dollars can have a greater immediate impact elsewhere.

4️⃣ Cash After Closing
Don’t assume you can simply receive leftover money after closing. Credits and payments need to be properly disclosed and approved by the appropriate lender and closing professionals.

There isn’t one option that’s automatically best. The right strategy depends on your financing, cash needed at closing, monthly-payment goals, and how long you expect to own the home.
