A couple of weeks back, My Favorite Inspector got asked to do an inspection in Choctaw.
The home was in decent condition for the age, and like all homes, had a few issues that needed to be corrected to maximize its value.
From the outset, the roof was not in question. It had been replaced seven years previous and from the ground, appeared in good condition.
In fact, at least one roofer who came behind me, disagreed with my findings, that the shingles had deteriorated more than they should in that time. Two others agreed.
This is why it matters if your home inspector knew anything about home repair, construction and building materials before they took their course, passed a test, paid a few bucks for insurance and got a license.
We are not all equal. Before I did this, I worked on window crews, was apprenticed as a cabinet and fixture builder, spent 20 years desiging and building for the stage, and ran my own home repair contracting business. 35 years of experience with tools, building materials, home repair and construction processes.
I also spent two years writing home improvement articles for a living, over 2500 of them, published and paid for. What I didn't know from practical experience, I learned through research.
Here's the key, there are things that aren't "right" with your home that simply don't matter. I can spot those. I'll list them. Then, there are things that appear right that simply aren't, and they do matter. Those are the things you pay me to find.
Whether you're buying and need an advocate, or selling and want to get ahead of the buyer's inspector, or you just own a home and it's been a while since it was last inspected, give me a call.
In most cases, I'm able to save clients money on repairs that prevent further damage, on negotiating improvements during a purchase, or finding surprises that might lower your sales price.
