Whether you're looking to buy. sell, or rent, this season's "Great Housing Reset" is bringing a sense of balance that both sides of the table can appreciate.

Here is what you need to know as your local Realtor:

• For Sellers: While February still feels chilly, it's actually the perfect time to prep. Spring is historically peak season, with homes often selling faster-averaging just 33 days compared to 49 in winter. Buyers are coming out of hibernation with high motivation, especially those looking to settle before the new school year.

• For Buyers: The "inventory freeze" is thawing. New listings rose significantly in early 2026, giving you more choices and more negotiating power than during the pandemic-era frenzy. Plus, with 30-year fixed mortgage rates averaging around 6.06% (down from over 7% last year), your purchasing power has received a much-needed boost.
